A residential neighborhood in southwest Federal Way
Madrona Meadows – Fed Way is a neighborhood in southwest Federal Way, about 10 miles northeast of downtown Tacoma and 25 miles south of Seattle. Madrona Meadows is a convenient part of the city as it's primarily residential but is in proximity to highways, parks and numerous shopping centers. Though evergreens are in greater supply here, Madrona refers to a native tree with berries, also known as Madrone. There aren't meadows, but the neighborhood has an outdoor aesthetic, with plenty of trees and landscaped yards. The streets have sidewalks, and many are short, with cul-de-sacs.
Single-family homes like ramblers and contemporaries are common
Madrona Meadows focuses on single-family homes, and though some are older, most date to the 1980s through 2000s. Ramblers and contemporaries are most common, and there are some manufactured homes. Some of the newest homes, built in the 2020s, are in the north part of the neighborhood on Southwest 344th Place. Twenty homes sold over a year as of April 2025, with prices in the $300,000s to $800,000s. "The market time has increased, but only slightly. You know, properties are still getting multiple offers, and even some bidding wars," says Howard Veal, a broker with Home Realty Ventures at Keller Williams Puget Sound.
There are places to shop and dine all around the area
One of the closest shopping centers is Northshore Village, west of 21st Avenue Southwest. It includes a hardware store and a Hong Kong Market for groceries. Jersey's Sports Bar is popular for game night. The bar hosts karaoke nights, live performers and DJs. There are several types of food available in this area, including Vietnamese. East of Madrona Meadows, between state Route 99 and Interstate 5, are Federal Way Crossing and Campus Square, shopping centers with big-box stores, national brands, chain restaurants and some smaller businesses. Kids enjoy activities at Catapult Adventure Park, and We Rock the Spectrum, a children's gym with an indoor playground. Secoma Lanes, a bowling alley established in 1959, serves burgers and wraps. There's even more shopping about 4 miles north, around the South 320th Street corridor. "Inside of about a quarter-mile radius, you have every type of shopping anyone would want," Veal says. The Commons at Federal Way is an indoor shopping plaza with over 60 businesses and a Cinemark movie theater.
An extensive trail network and various community spaces
Intersecting Madron Meadows is the BPA Trail, named for the Bonneville Power Administration. The paved, ADA-accessible trail allows leashed dogs. The BPA passes several area parks, including Danville Station Park, which has a playground and a basketball court. A couple of miles away, the trail passes the Weyerhaeuser King County Aquatic Center and connects to the Panther Lake Trail and West Campus Trail. Close to home is the Light of Christ Community Garden on 21st Avenue Southwest, which welcomes volunteers to its regular work parties. It's also a venue for classes and events, like an annual Easter Egg Hunt with games, tractor rides and animals. From Madrona Meadows, it's a few miles to Celebration Park and Federal Way Community Center, which host events like Jingle Bell Brunch in December and the Red, White and Blues Festival on July 4th. A couple of miles east of Madrona Meadows is West Hylebos Wetlands Park, which includes the Hylebos Blueberry Farm Park. It's about a 6-mile drive westward to reach Puget Sound spots like Brown's Point Lighthouse Park.
Bus service and bike lanes; Sound Transit light rail on the way
King County Metro buses run in Federal Way; Southwest 356th Street in Madrona Meadows has stops for a route from the Federal Way Downtown Station to Northeast Tacoma. From the Downtown Station, commuters can transfer to a bus on its way to Seattle from Pullayup. Twin Lakes Park & Ride is close to Madrona Meadows. Thirteenth Way Southwest is one of the roads with bike lanes. Sound Transit light rail is on its way downtown Federal Way, with an expected start in 2026. Veal says the light rail will be a big deal for the city, providing better and faster regional connections. For those driving, SR-99 and I-5 are to the east of Madrona Meadows, and state Route 509 is to the north. The Seattle-Tacoma International Airport is about 18 miles north.
Federal Way Public Schools serve Madrona Meadows
Students may attend Sherwood Forest Elementary School and Illahee Middle School, which earn C-plus grades from Niche. Todd Beamer High School receives a B-minus and offers an Air Force JROTC program and Career and Technical Education courses in more than a dozen categories; some courses convert into college credits.
Choice enrollment is available via a lottery system for district schools. There are several K-8 schools, a STEM-focused middle school, TAF@Saghalie; Federal Way Public Academy, a challenging sixth through tenth grade college preparatory school; and the Career Academy at Truman Campus, which promotes high school level learning through projects and internships.
