"There is a ton of new construction here, and the lots come with more land than surrounding cities because a good portion of the neighborhood is undeveloped woodland," says Alex Bradshaw, Broker at MJRE Seattle. North Lake, Lake Dolloff and Star Lake all have waterfront homes, although it can be challenging for new homeowners to build docks due to shoreline ordinances that require existing structures. North Lake has New Traditional, split level and ranch-style homes with midcentury features like tall windows and minimalist architecture. Split-level and ranch-style homes typically range from $450,000 to $750,000, while New Traditional homes cost $750,000 to 900,000, depending on the year of construction and proximity to the water. Manufactured homes go for $350,000 to $600,000. Townhouses start at $400,000 and reach $650,000, while condos in Stonebrook Village fall between $450,000 and $650,000.

The light rail to Seattle
The Sound Transit light rail is a developing project connecting Federal Way with Tacoma and Seattle with the construction of three stations in 2026, one of which is in nearby Star Lake on 272nd Street. "I think the new light rail is going to change how people see the area," Miller says. "Because of the quick access from Federal Way to Downtown, I think we'll get more people willing to move here, and it will have a huge impact on pricing." North Lake is a car-dependent neighborhood, though the Sound Transit bus system provides public transportation with stops along 288th Street. State Route 18 reaches the center of Federal Way, about 2 miles southwest. Interstate 5 is the area's central expressway, bordering North Lake. Tacoma is about 14 miles south on I-5, while Seattle is roughly 22 miles north. The Seattle-Tacoma International Airport provides air travel to worldwide destinations.

Camelot Elementary School receives a C-plus grade from Niche and encourages recycling through the King County Green Schools program. "We have a really good Korean barbecue scene here," says Zander Spain Greene, Communications & Program Coordinator at the Greater Federal Way Chamber of Commerce. "If you're talking about food, that's a huge thing." Palace is a Korean bar with marinated cuts that customers cook on tabletop grills. Pac Island Grill serves Hawaiian dishes with live music and tropical décor. Safeway is on Military Road, and Marlene's Market & Deli has organic produce and a vegan-friendly deli on Gateway Center Place.

Boating, fishing or exploring the Pacific Bonsai Museum
One of the city's most popular attractions is the nearby Steel Lake Park, which has a volleyball pit, a skatepark and a beach, while Karl Grosch Field is a venue for kids' soccer matches. Lake Dolloff is a fishing hole for kayaking and paddleboarding. Star Lake is another 32-acre body of water stocked with rainbow trout and largemouth bass. At the Pacific Bonsai Museum, visitors can browse over 100 types of bonsai trees from Asia and America with informational displays along an outdoor walking path.
