A neighborhood close to freeways and shopping in the city center
West Campus - Fed Way is a neighborhood in the city of Federal Way, which is about 13 miles northwest of Tacoma and 22 miles south of Seattle. State Route 99 and Interstate 5 are to the east. Federal Way City Center, which is full of stores, is nearby. "There are a lot of nice little venues and things that are going on in the area, and you're starting to see a lot of eateries come into retail space off the highway," says Howard Veal, a broker with Home Realty Ventures at Keller Williams Puget
Condos and single-family homes in West Campus
Though close to the city's center, West Campus is woodsy, with pines, maples, firs and other trees. Many of the streets are short, curved and have cul-de-sacs. Sidewalks are standard. Condos and single-family homes are common, though there are some townhouses and apartment complexes. Ramblers dating to the 1960s are some of the oldest homes in the area. Contemporary and custom-built homes were added up until the 2000s. Single-family homes are typically in the $400,000s to the $900,000s. "Some people would still consider it expensive, but compared to Seattle, well… you better get in where you fit in," Veal says. 'Campus' comes from the former Weyerhaeuser headquarters
West Campus is among several campus-named entities in Federal Way, such as the Campus Highlands neighborhood and Campus Square shopping center. They are called "campus" after the former Weyerhaeuser Corporate Campus (WCC). The first corporate office of its kind on the West Coast, WCC became a landmark in Federal Way for its distinct modernist building and landscape design. Now named Woodbridge Corporate Park, the site welcomed Amazon as a tenant in 2024
The Quad Shopping Center and other nearby retail areas
The Quad Shopping Center, a retail area off First Avenue South, includes JP's Tavern, which serves pizzas, gourmet burgers and breakfast anytime. Regulars stop in to play pool and for the trivia nights. Pho, sushi and pizza are also represented in the shopping center. PYC Sweets & Wine Bar is a chef-driven shop that specializes in cupcakes. Grocery stores close to home include WinCo Foods and Grocery Outlet.
Parks, trails, and the Weyerhaeuser King County Aquatic Center
Celebration Park and the Federal Way Community Center host annual events like the Red, White and Blues Festival on July 4th and the Jingle Bell Brunch in December. Intersecting trails in the neighborhood include the West Campus Trail and the BPA Trail, named after the Bonneville Power Administration. The BPA Trail links to the Panther Lake Trail, which passes close to the Weyerhaeuser King County Aquatic Center and the Federal Way National Little League Complex.South of the neighborhood is West Hylebos Wetlands Park, which has a series of trails and boardwalks. About 4 miles west of the neighborhood is Dash Point State Park, which has a beach on Puget Sound.
Federal Way Public Schools zoned to West Campus addresses
Students may attend Panther Lake Elementary School, which earns a C grade from Niche. Illahee Middle School receives a C-plus, and Todd Beamer High School has a B-minus. The high school has an Air Force JROTC program and Career and Technical Education classes in various pathways, some of which earn college credits.
A lottery system enables choice school enrollment. There are several K-8 schools and STEM-focused middle school TAF@Saghalie. Federal Way Public Academy is a rigorous college preparatory school for sixth through tenth grades, and the Career Academy at Truman Campus provides high schoolers with hands-on projects and internships.
Travel via Metro buses and freeways; there will be light rail soon
King County Metro buses stop along First Way South and the neighborhood's periphery. There are a few Park & Ride locations close to West Campus. Those driving don't have far to go to get on SR-99 or I-5. Tacoma is about 11 miles southwest, and Seattle is about 26 miles north. The Seattle-Tacoma International Airport is about 17 miles away. Many residents of Federal Way eagerly anticipate the addition of Sound Transit light rail, which is slated to start operations in 2026. "The introduction of the light rail is one of the things that will be the most transformative for Federal Way," Veal says.
