At the rural border between the cities of Sebastian and Vero Beach is a Floridian community on the fringes, where sprinklers mist well-tended gardens and chickens amble along packed-sand roads. Entirely residential, Vero Lake Estates is drawing in new buyers for its lack of city fees and property limitations, together with its quiet atmosphere and strong community spirit. “It’s unincorporated from Vero Beach. I call it free living. You can have your chickens, goats, swamp buggies – all of that without restriction,” says former resident Melissa Murphy, a Realtor with Dale Sorensen Real Estate Inc. She’s been selling homes for six years. “It’s country living right on the outskirts of a beach town with everything you need.”

Pastel stucco exterior and new traditional builds
Residential roads in Vero Lake Estates are made up of packed dirt and sand, with only a few paved roads running throughout. The properties on these few paved roads are typically hooked up to city water. However, the homes on unpaved roads are usually serviced by well water or septic. Contemporary ranch homes and new traditional properties are mostly what potential homebuyers will find. Many homes, especially the newest ones, feature earthy tones; however, many properties still have pastel stucco exteriors that feel classic to Florida. “Lot sizes are a quarter to half an acre, but some have one to five or more,” says Robin Raiff, Realtor with Douglas Elliman Real Estate. She’s been selling homes for two decades and has lived in the neighboring area of Sebastian since 1996. “It’s less expensive than most of Vero Beach, but it has that coveted Vero Beach address. It feels very rural, but the housing is quite new, all built after 2003.” Most homes are similar in style and construction era, so selling prices tend to fall between $250,000 and $350,000. Larger styles, such as Spanish eclectic, or homes with luxury amenities may sell between $380,000 and $500,000.

Finding a rhythm at Sebastian High
Vero Lake Estates is zoned to the Indian River County School District, which receives an A-minus grade from Niche as a district. Most local kids will start at Treasure Coast Elementary, which gets a B-plus grade and is in the top percentile of elementary schools in Indian River County. They can move on to Sebastian River Middle and then to Sebastian River High, both rated with overall B grades. Sebastian River High ensures that students have more than just an opportunity to earn their high school diploma; while attending, they can earn industry certifications, college course credits or a simultaneous associate degree. “Sebastian High School has one of the top bands in the county, and you can hear it in Vero Lake when they play live. It’s quite the production,” Murphy says.

Navigating nearby Vero Beach-Sebastian
Vero Lake Estates is bordered to the west by Interstate 95, which runs along the East Coast. Closer to the Intracoastal Waterway, Route 1 is considered the main thoroughfare. Most residents are car-dependent since Vero Lake Estates is completely residential and sits at the border of Vero Beach and Sebastian, outside of where public transportation runs. They can catch flights at Vero Beach Regional Airport, 15 miles away, or from Orlando Melbourne International Airport, just 29 miles north.

Where to run errands and find good eats
Residents can travel along the main thoroughfare of Sebastian Boulevard to find shopping and dining. It cuts directly through the middle of the city and connects to Route 1, leading to large commercial areas. Around a mile away are a couple of stops such as Publix and Dollar General, but for big-box shopping at the Walmart Supercenter, bealls and Home Depot, they’ll need to drive the 9 miles northeast into Roseland. There are fast casual dining options found along Sebastian Boulevard, but for local restaurants, many will head into the neighboring city of Fellsmere or to the shoreline of Sebastian for dining. Marsh Landing in Fellsmere offers Southern cuisine in a warm, cozy interior, while The Italian Cousin serves fresh pasta and curated wines over by the Indian River.

Exploring the expansive North County Park
Locals can head less than half a mile down Sebastian Boulevard to North County Regional Park, which sits at the south end of the Saint Sebastian River Preserve State Park. North County Park has an Olympic-sized pool for the public, a playground for kids, and baseball and soccer fields. The 3-mile Trans-Florida Trail runs adjacent to the park, popular for hiking and biking, and leads past a canoe launch into the Saint Sebastian River.

Vero Lake Estates is 7 miles from Riverview Park, where locals head for nearly all significant annual events. The neighborhood, however, has several community events of its own. “Every Christmas, they close the streets and have a huge parade,” Murphy says. “All the residents decorate swamp buggies and golf carts and go all out with lights and music. It’s a great spectacle. Halloween is huge for decorating, too, and is super kid-friendly.”
