Convenient suburban living 10 miles from Downtown Orlando

Unlike most surrounding communities in Central Florida, Fern Park did not begin as an orange grove. Instead, massive ferneries spanned across the unincorporated community's low-lying landscape. Today, commercial shopping centers and packed subdivisions have replaced the feathery green shrubs that once flourished in Fern Park. Bike paths connect quiet residential streets to the nearby grocery stores and community parks. In addition to everyday conveniences, Fern Park is just 10 miles from Downtown Orlando and only 32 miles from Disney World. Despite its central location, James Chmielewski, a longtime resident and owner of Carte Blanche Handyman Services LLC, says, "It's not a touristy area at all – plus you're less than two hours from Florida's coastal beaches."

Recently renovated homes with lakeside views

Fern Park is designed in a modified grid pattern, with crosswalks connecting the tree-covered sidewalks. Most residential streets are packed with ranch-style homes that date back to the 1960s, but many have been renovated over the last 10 years. Low-pitched hip roofs with defined horizontal lines stretch across quarter-acre beach grass lawns. Throughout the community, backyard pools and shaded patios make it easy for residents to enjoy Central Florida's subtropical climate year-round. Most three-bedroom homes, including smaller townhomes and condos, list between $300,000 and $450,000 in Fern Park. However, the recently updated properties can cost closer to $600,000. Some million-dollar ranch-style homes offer waterfront views and built-in boathouses along the four residential lakes.

Convenient shopping and dining on SR 436

Familiar fast-food chains and several shopping centers border the northeast side of Fern Park along SR 436. Driving west through the corridor, Casselberry Square is the place to find great deals at Ollie's Bargain Outlet or grab a quick snack from Dunkin' Donuts. Locals head across the street for a classic homestyle breakfast at Sally's Diner. Just a bit further up the road, Aldi and Bravo Supermarket are two of the go-to grocery stores in Fern Park. Residents can continue west on SR 436 to explore over 100 national retailers nearby at Altamonte Mall. James Chmielewski, a longtime Fern Park resident and small business owner of Carte Blanche Hanyman Services LLC, notes, "It's sad, but it's pretty rare to see any mom-and-pop shops around here anymore." However, just down Highway 17 in Maitland, "Blackbird Comics and Coffeehouse is my favorite place to grab a coffee – they've got a lot of old-school comics and just an authentic vibe."

Kids walk to English Estates Elementary

Students can attend top-rated Seminole County public schools or enroll in one of the nearby private schools. Beginning in preschool, children can walk to English Estates Elementary. This B-rated public school offers a unique "Program of Enrichment in Leadership." Middle schoolers can continue leadership learning at Casselberry's South Seminole Academy or take a 10-minute bus ride to Milwee Middle in Longwood. Niche gives both schools a B-plus. Just a few minutes from Milwee, Lyman High School scores an A-minus and offers a highly-rated magnet program for aspiring engineers.

Bike baths connect to Kewanee Park

A paved bike path trims Fern Park Boulevard, connecting residents to the fenced-in playground at Kewanee Park. While kids swing from the monkey bars, parents can keep watch under the picnic pavilion or go for a stroll through peaceful woodlands. The Kewanee Trail is another paved bike path that passes through the park. From here, locals can ride to the lakeside parks in Casselberry. More tree-shaded nature trails and a massive canopy-covered playscape are at the Maitland Community Park.

Ride the SunRail into Downtown Orlando

US Route 17 runs north-south through the west side of Fern Park, passing over SR 436 at Oxford Commons. Residents are only 10 minutes from AdventHealth Hospital on SR 436. Heading north on Highway 17, the Orlando-Sanford International Airport is less than a 30-minute drive away. Locals can follow this road south and hop on Interstate 4 to easily access Orlando's big city amenities. Google Maps may say Fern Park is only a 15-minute drive from Downtown Orlando, but Chmielewski says this is not always true. "Interstate traffic can get pretty bad during the week - I would suggest never leaving at five o'clock…ever," he warns. Commuters can take the SunRail from Maitland Station to avoid rush hour traffic.
