Located just south of the city, Florence-Firestone, also known as Florence-Graham, is a pretty typical Los Angeles suburb with relatively affordable home prices, plenty of park space and a variety of restaurant options.

The local housing inventory is largely comprised of a mix of modest ranches, Craftsman-style homes and bungalows, with low-rise multifamily housing scattered throughout the neighborhood. You will see some three-bedroom bungalows, built in the 1940s and 1950s, that range from $490,000 to $600,000. Duplexes, depending on year of construction and square footage, can run from $725,000 to $800,000. You’ll also see some recently remodeled units that are fetching $925,000.

Florence-Firestone is part of the Los Angeles Unified School District, which has an overall B rating from Niche. In addition to its kindergarten through sixth-grade classes, Russell Elementary School also offers a magnet center through which identified gifted and high-ability students receive differentiated instruction. Identified middle-school students can continue on a gifted track at Charles Drew Middle School. All students here can benefit from a well-rounded education that includes core academic courses, athletic opportunities and electives such as ethnic studies and journalism. Several academic pathways are offered at John C. Fremont High School, including the School of Global Media Arts, through which students learn more about career options and collaborate with corporations like Nickelodeon. There are also a number of charter schools in the area, including Animo Pat Brown High, part of the Green Dot Public Schools network.

Florence-Firestone has a wealth of shopping and dining opportunities. The neighborhood features multiple supermarkets, including Raul’s Market, La Mexicana Meat Market and Amapola Market. There are many other local shops in the area, both along major thoroughfares like Florence Avenue, and at shopping centers such as Plaza Americana and Plaza La Alameda. Plaza La Alameda is particularly popular and has a variety of national chains and local boutiques and restaurants. The plaza also hosts major cultural festivals throughout the year, including Cinco de Mayo and Dia de los Muertos. But locals will tell you that the standout feature of the neighborhood is its cuisine: Florence-Firestone may have more birria restaurants per capita than any neighborhood north of the border, along with a host of other popular Cal-Mex spots.

If you’re looking for something to do in the neighborhood besides eat and shop, the large local green space Franklin D. Roosevelt Park has a running trail, skate park, rec center and pool. You can take the kids to skate and play at Mary M. Bethune Park, or shoot some hoops at Colonel Leon H. Washington Park, which is known for attracting current and former NBA players such as LeBron James and Kevin Durant. Nearby Florence Public Library hosts regular story times and frequently puts on programs for kids like reptile and marine animal shows.

It's easy to access areas around and outside of Florence-Firestone with the A Line running right through the neighborhood. If you’re looking for a low-key lifestyle with great food, convenient shopping and easy access to downtown LA, this might be the perfect community for you.
