Mill town turned city industrial center
In West Fitchburg, homes, coffee shops and even golf simulators were built over the neighborhood’s once-flourishing paper mill industry. Nearly 200 years ago, this Massachusetts community was a bedrock of the city of Fitchburg’s industrial economy. Paper and pulp mills stood along the Nashua River and its offshoots, providing jobs for the English immigrants who moved to the area in the 1800s. Most of the mills closed by the 2010s, but the neighborhood still has a large industrial presence. Small businesses have filled the shuttered factories, machine shops have moved into industrial parks and the West Fitchburg Streamline Trail along the river showcases remnants of the area’s history. “The area has a lot of potential,” says Brenda Cormier, a Realtor with Re/Max Vision who grew up in the neighboring town of Leominster. “The infrastructure and amenities are all there. It just takes time for some areas to grow into themselves.”
West Fitchburg business shifts from mills to meals
Once a smoke-spewing paper mill, the building that houses Mill No. 3 was transformed into a riverside deli and marketplace. Sandwiches, Massachusetts-roasted coffee and bottles of wine head out the door instead of the newsprint produced here 150 years ago. Mill No. 3 isn’t the only factory-turned-hangout in the neighborhood. Upriver, another former mill was retrofitted into a multitenant commercial building called Emerson Falls, where residents can grab breakfast from Oliver’s Café By The Falls or practice their swing at Mully’s Indoor Golf Lounge. Nearby Wachusett Brewing Company is a popular spot on the weekends or after work. Open seven days a week, the brewery regularly hosts live music, trivia nights and other events. “Wachusett is super well known, and people love going there,” Cormier says. “They sell their beer all throughout Massachusetts.” Grocery runs require a 5-mile drive west to a Market Basket grocery store, while health care services are 4 miles away at HealthAlliance-Clinton Hospital.

Single-family homes and Victorian multifamily properties
Homes in West Fitchburg are removed from the neighborhood’s industrial presence. Colonial Revivals, Cape Cods, Dutch Colonial, gable-front and ranch-style homes line cracked, bumpy roads. There’s a mix of historic properties – homes that might need a fresh coat of paint or repairs – and houses built within the last 30 years in this hilly neighborhood. Victorian-style multifamily properties also house renters in some areas. Potential homebuyers can find a single-family home for between $240,000 and $530,000, depending on the size, age and condition. Investors looking to purchase a multifamily property can find one for between $400,000 and $595,000.

It's game on at Game On sports complex
The West Fitchburg Streamline Trail stretches half a mile along the banks of the Nashua River and Flag Brook. It runs within the 4-acre West Fitchburg Streamline Trail Park, where visitors can glimpse the city’s industrial past. Weaving through mature trees, the path passes a defunct factory's rusted ironwork and aged pipeline. In the northern part of the neighborhood, youth soccer teams play on the 15-acre Moran Field. Meanwhile, basketball games, soccer matches and rounds of pickleball rage at Game On Sports & Performance Center, home to nearly 40 fields and courts. Game On is a regional draw for youth and adult leagues and tournaments. But locals don’t have to be athletes to utilize the complex; visitors also compete in Game On’s arcade and axe-throwing facility. A few small playgrounds are scattered throughout the neighborhood for after-school fun, while the Great Wolf Lodge, a water park and hotel about 3 miles south, is a great spot for weekend family getaways. “Everyone has been to the Great Wolf Lodge at least once,” Cormier says.
