With its planned residential streets, neat lots and nearby green space, Swan Creek measures just half a square mile. A park of the same name anchors the community with natural areas on its west side. “It’s a central location for those commuting to Madison,” says Realtor Louisa Enz of Sprinkman Real Estate. Route 18 lies half a mile east, providing a streamlined path north into Downtown Madison. Although the lifestyle in Swan Creek is a uniform experience of quiet and privacy, housing itself is varied. “Swan Creek is a mixed residential area, so you have condos, homes and apartments,” says Enz.

Classic suburban comforts extending into the condo and apartment lifestyles
Organized, sidewalk-lined streets feature a blend of single-family homes, condominium buildings and townhouses. This offers prospective residents a wealth of options, although they have one thing in common: all residential construction is from the 21st century. The oldest homes date back to the early 2000s, a factor that isn’t necessarily reflected in their pricing. Buyers can find a brand-new, three-bedroom foursquare for between $430,000 and $450,000 or a more established prairie-style or Craftsman for $475,000 to $700,000. Those who want less upkeep can find a spacious three-bedroom, townhouse-style condo in The Gardens subdivision for $325,000 to $375,000. Renters have two primary choices: Swan Creek Apartment Homes and the Riva Apartments, situated at Cheryl Parkway and Syene Road.

A day outdoors in Swan Creek
Swan Creek has plenty of places to get out for some fresh air. Parents can take their children to Swan Creek Park for an afternoon outing after school on the playground. There are also wide-open green spaces for a game of tag, as well as tennis and basketball courts. “The neighborhood is close to the bike path and walkable,” says Enz, referring to the path that runs parallel to Syene Road. Nannyberry Park is a short walk north, featuring a gazebo perfect for a small party or afternoon lunch, play areas and a basketball court. Those up for a short hike can trek west into the Nevin Springs Fish and Wildlife Area, which boasts abundant outdoor activities like fishing and hunting. More experienced hikers continue onto the 9-mile Capital City Trail. Golfers can head to Nine Springs Golf Course to take on the par-30, 9-hole courses, with towering oak trees and bunkers that provide difficulty for players of all skill levels. Nine Springs is also home to an 18-hole disc golf course.

A quality cocktail or savory bite is nearby
Although Downtown Madison does have tasty meals and household goods, Fish Hatchery Road is a more convenient destination for weekly needs. Fresh meats and produce can be found at the Pick ‘n Save 3 miles away. Recognizable chains populate this area, including Starbucks, Panera and MOD Pizza. Locals flock to The Thirsty Goat for barbecue and karaoke Saturdays. For a drink closer to home, there’s the Rusty Bee Lounge. This spot along Cheryl Avenue serves its own quirky cocktail recipes in a bright, fresh atmosphere.

Attending class in the Madison Metropolitan School District
Students in Swan Creek attend schools within the Madison Metropolitan School District, which are far more spread out than a downtown area would afford. They begin at Leopold Elementary, which has an overall C-plus from Niche and offers a Dual Language Immersion program, helping students become bilingual at an early age. They then move to Cherokee Heights Middle, rated B overall. West High completes the list with an A rating. West High offers an academic and career planning program that provides students with a comprehensive plan after graduation.

Reaching Downtown Madison is easy
Navigating Swan Creek is fast and easy, even by foot, since the community measures just 1 mile between its two farthest points. Beyond that, Route 18 stretches north into Downtown Madison for a 17-minute, 6-mile drive. The Metro Transit also serves the neighborhood, offering the same commute at just a 42-minute runtime. Despite the bus access, the neighborhood stays very quiet, earning a sound score of 82 from First Street. Unfortunately, there is no bus service west into Fitchburg, so locals must drive that 1-mile stretch.

The greater Madison area is known for its winter months, which often creep into subzero temperatures. In winter 2023, Madison’s average temperature fluctuated between 10 and 30 degrees Fahrenheit, with an average low of 13 degrees in January.
