Rural living outside of Flagstaff
About 10 miles east of Flagstaff, Arizona, Mountain View Ranches is a Coconino County residential community known for its rural atmosphere and ranch-style homes on multi-acre lots. “There are some really large properties tucked back, and you would never really know they’re there,” says Danielle Sedillo, a Flagstaff local and Realtor with Village Land Shoppe. “People find it, they like it, they stay,” Sedillo says. Residents can pick some groceries at the local Mountain View Market but must drive into Flagstaff for all other shopping and dining needs; the neighborhood’s main thoroughfare, Townsend-Winona Road, merges west with Route 89 toward Flagstaff. “If you want more space, no homeowners associations, and need the acres for animals or to build, you should live here,” says Jason Shafor, a Flagstaff local and Realtor with Exp Realty.

Ranch-style homes with mountain views
Residential streets and roads here offer distant mountain views, the occasional shade tree and no sidewalks, and are lined with multi-acre properties that allow for extra space between neighbors. “It’s not city living at all,” Sedillo says. “It’s a little bit more rustic, with more established homes, and you’re going to get some acreage, pine trees, dirt roads — maybe you have a gravel driveway. It’s very natural.” The single-family ranch-style homes here were mostly built between the late 20th-century and early 2000s; they have no homeowners associations, but generally do have one-story layouts, three or four bedrooms and lots between 1 and 3 acres. Most lots feature low-water landscaping, and some also have detached garages, workshops or farm animals. “Here you’ll be in that $500,000 to $700,000 price range,” Shafor says. Undeveloped lots of 1 to 3 acres typically range from $150,000 to $200,000.

Coconino High offers unique academic opportunities
Mountain View Ranches is part of the Flagstaff Unified School District, and local kids might attend Sturgeon Cromer Elementary, Sinagua Middle and Coconino High, all of which earn a B-minus from Niche. At the latter, teens can take specialized engineering courses within the Coconino Institute of Technology program and dual-enrollment courses for college credit at Coconino Community College.

Driving into Flagstaff
Residents here drive to get around. The neighborhood's main throughfare is Townsend-Winona Road, which merges with Route 89, 5 miles west. Flagstaff is a 10-mile drive along Route 89, and the trip takes 20 to 30 minutes, depending on traffic. Interstate 40 is about 7 miles southwest via Route 89. Residential streets don’t have sidewalks and there isn’t any public transportation here. Flagstaff Medical Center is 13 miles southwest, Flagstaff Pulliam Airport is 18 miles southwest and the Grand Canyon is 100 miles northwest.

Stock up on essentials at Mountain View Market
The neighborhood's Mountain View Market is stocked with some groceries and other essentials, and next door, local food truck Express Burritos serves Mexican fare like tamales and enchilada fries on Thursdays and Fridays. Across the street, farm animal owners can pick up feed and supplies at Nick’s Northern Hay and Feed. There are a few other rural businesses dotted throughout the neighborhood, including Carefree Farm Alpacas, Cinder Hills Kennels and several contracting companies.
For all other shopping and dining needs, folks head into Flagstaff. Safeway is about 9 miles southwest, as is the Flagstaff Mall, with department stores like JCPenney and Dillard’s, a Planet Fitness gym, and local eateries like Lucy’s Burgers, where American comfort food is made with ingredients sourced from local farmers’ markets. The Flagstaff Community Farmers Market is held on Sundays at Flagstaff City Hall, and across the street, the Lumberyard Brewing Co. offers a wide selection of their own craft beers, as well as a welcoming patio.

Exploring parks outside of the neighborhood
The 478-acre Picture Canyon Natural and Cultural Preserve is about 8 miles west, with ancient Northern Sinagua cave paintings, unique vegetation and over 100 species of birds. Locals can trek through the canyon along public trails like the 1-mile Don Weaver Trail, which leads through the Waterbird petroglyph site. Near Picture Canyon, Summer Sage Stables offers horseback riding lessons. Twelve miles west in Flagstaff, Buffalo Park is popular for its tree-shaded trails, mini arboretum of native plants and exercise course.

Celebrating the holidays in Downtown Flagstaff
There aren’t any events held in Mountain View Ranches, but residents can head into Downtown Flagstaff for seasonal celebrations. The annual Chocolate Walk in February features local vendors selling Valentine's Day gifts and chocolate confections, and in December, Winter Wonderland includes a tree-lighting ceremony and a meet-and-greet with Santa. During the free, summertime Concerts in the Park series, local and touring musicians perform at outdoor venues like Buffalo Park.
