About 13 miles northeast of Downtown Flagstaff, rural Timberline-Fernwood is set the base of the San Francisco Peaks, surrounded by ponderosa pines and land protected by the National Forest Service. Despite its sense of seclusion and privacy, Timberline-Fernwood still offers a wide-open feel, often with unblocked mountain views. “It’s good for folks who want space, and you get a lot more of it out here than you do in town, where you’re situated pretty much right on top of your neighbor in a lot of areas,” says area resident Johnathan Mullaney, a broker with Village Land Shoppe. “You have a little bit more freedom out here. The zoning is typically agricultural, so it allows for horses, goats, and other farm animals, and gardening is really big out here. A lot of the area at one time was a bean field, so the soil is pretty fertile.” In addition to plenty of elbow room, Timberline-Fernwood has an overall CAP Index Crime Score of 1 out of 10, compared to the national average score of 4.

Homes on acreage with room for horses
Most of the forests and land surrounding Timberline-Fernwood are federally protected, so large-scale housing development here is limited, preserving the community’s rural landscape with homes that are spread far apart. “Any of the homes that back up to the forest usually go for a lot more money, because then you can just walk out your back door and you’re in the woods,” Mullaney says.
Homes here date as far back as the mid-20th century, and buyers can also find brand-new construction. The housing scene is made up of ranch-style houses, manufactured homes and custom estates, and most sit on anywhere from 1 to 10 acres, offering plenty of space for horses, large custom barns or oversized garages. Ranch-style and manufactured homes range from $500,000 to $900,000, depending on acreage and renovations, while luxury custom estates with sprawling square footage range from about $1 million to $1.5 million.
While many rural, Flagstaff communities don’t have access to electric power and water, Mullaney says that most residents in Timberline-Fernwood are close enough to the city limits to have utilities. “There are some folks in the more remote areas who live off grid and still have to haul water, but the bulk of the area is on Doney Park water,” he says. “There’s no sewer system out there, but you have electricity, and natural gas is available depending on where you live.” While certain roads may not be maintained by the county, Mullaney notes that most are, which is a “big deal for many residents since they get a lot of snow."

Hiking, ATVing and camping between the Arizona Peaks and the Sunset Crater Volcano
Residents have plenty of space to roam in their own backyards, and being surrounded by land protected by the National Forest Service, they have abundant opportunities for hiking, horseback riding, ATVing and camping. “We all use the forest for recreation, we go out there and camp, people drive quads and all kinds of other toys through the forest,” Mullaney says. “There are tons of hiking trails, or you create your own. You can camp there for free. We get to play out there for free.” Residents also frequent the shooting range at Timberline Firearms and Training, located right in the community on Highway 89.
To the west, the popular Arizona Snowbowl ski resort sits on the western slope of Mount Humphreys, which is not only the tallest of the San Francisco Peaks, but the tallest point in the state. The snowy slopes attract skiers and boarders of all abilities, and the scenic forest trails are popular among hikers. The resort also offers leisurely year-round gondola rides with scenic views of the mountains from 11,500 feet, especially popular during sunset and throughout the fall color season.
Immediately northeast of Timberline-Fernwood, Sunset Crater Volcano National Monument is the site of a volcano that erupted nearly 1,000 years ago, and residents today can explore the Bonito lava flow at the base of the volcano through a series of trails.

A nearby tavern with grocery, retail and dining options south 10-15 minutes south on Highway 89
While Timberline-Fernwood doesn’t have any retail or restaurants of its own, Timberline Tavern & Corner Café is located just south on Highway 89. This local watering hole serves burgers and brews on the dog-friendly patio, and also hosts regular live music and trivia nights. Less than 5 miles south on Highway 89, there’s a Safeway for groceries and the Flagstaff Mall, which is anchored by Dillard’s, JCPenney and Hobby Lobby. Next door to the mall, there’s a Harkins movie theatre. Within a half mile are additional retailers like Best Buy, Marshalls and Old Navy, along with chain restaurants like Panda Express and Chipotle Mexican Grill. Plenty more stores and eateries can be found closer to Downtown Flagstaff.
