Don’t forget Winona
Roughly 15 miles east of downtown Flagstaff, Winona is a rural, unassuming community without any commercial development. In the early 20th century, though, this was a heavily traveled pit stop along U.S. Route 66, full of busy motels, diners and gas stations that thrived until the 1956 launch of the Interstate Highway System. Were it not for a line from the hit song "(Get Your Kicks on) Route 66" – “Don’t forget Winona" – Winona in its heyday might, in fact, be forgotten. Today, Winona now appeals to residents looking for a quiet, semi-removed respite from city life. “Buyers in Winona are a little bit more unique, because they want a sense of isolation without completely trying to hide from society,” says area resident JoAnna Ignace, an associate broker with Coldwell Banker Northland. "People that live out there love it because they have plenty of privacy, with space for horses.”
Homes on multiple acres
Winona's handful of homes are set on multi-acre parcels of land, spread far apart from one another. With plenty of elbow room and few neighbors, the community's overall CAP Index crime score core is 1 out of 10, compared to the national average score of 4. Ignace says the community sees few real estate transactions, but still represents a good investment. “The houses here don’t get picked up right away, but you won't lose money,” she says. “You’re looking for a particular buyer that wants horses, without anybody around them.”
Some homes in Winona date back to the mid-20th century, and there is also new construction, as well as undeveloped lots for those looking to build a home of their own. With lot sizes of at least an acre, residents have room for barns and oversized garages for RV parking. Buyers can find manufactured homes, modest ranch-style homes and large, custom-built homes with high-end finishes. “You can have a custom home that sells for $1 million plus, and right next door is a manufactured home selling for $600,000,” Ignace says. While pricing depends in part on acreage, manufactured homes are generally less expensive than site-built single-family homes. Buyers can generally find manufactured homes for anywhere from $200,000 to $700,000, depending on lot size, floor plan and renovations. Single-story ranch-style homes range from around $400,000 to $900,000, while larger, custom-built homes on sprawling acreage range from about $1 million to $1.2 million. Undeveloped, acre-sized parcels start around $20,000, while those with significant acreage can go for $500,000.

According to Ignace, Winona is popular among hunters and outdoor enthusiasts who appreciate the undeveloped land. Surrounded by the Coconino National Forest, Winona offers its residents plenty of opportunities for outdoor adventures. "The people that live out there love that you’re surrounded by forest land,” she says. “Lots of people go four-wheeling and horseback riding in the forest.”
The Walnut Canyon National Monument is about 7 miles southwest, offering a 1-mile loop past 25 different ancient cliff dwellings. Ignace says this hike is fun but more popular with tourists, noting that locals usually spend their time at the adjacent Northern Arizona Shooting Range.

A commute to Flagstaff for shopping and dining
For essentials, Mountain View Market is about 5 miles west. For just about everything else, though, Winona residents have to travel to Flagstaff. Grocery stores include Safeway, Walmart and Fry’s, and popular retailers include Old Navy, Dillard’s and JCPenney. Also in Flagstaff, Fat Olives is known for its wood-fired specialty and Neapolitan-style pizzas, and Salsa Brava serves made-from-scratch recipes that combine traditional Mexican and Southwestern flavors; both restaurants have been featured on the Food Network’s “Diners, Drive-Ins and Dives” with Guy Fieri.
