Historic homes just south of a major shopping district

Woodcroft Estates was developed in 1925, just south of Miller Road. Since its inception, it's housed early automobile executives, like Buick Executive Edward T. Strong. Other prominent figures, such as the Hamady Family of the supermarket chain Hamady, also called the neighborhood home. “It was kind of like the place to be back in the day,” says Tierra Howard, Realtor, broker and owner of HowardHomes4You. “If you were someone like a politician, that’s where you lived.” Today, Woodcroft Estates attracts buyers with a taste for classic architecture. With larger lots than surrounding communities, proximity to a premiere shopping district and easy access to Swartz Creek Valley Park, this community is considered one of Flint’s most affluent.

Custom-built homes with flair

No two homes in Woodcroft Estates look the same. Colonial styles are the most prominent, but plenty of Tudor revival, Mediterranean and ranch-style homes exist. Houses generally sit on about a half-acre—although there are properties with more elbow room. With an average single-family home size of roughly 2,900 square feet, houses are 1.5 times larger than the national average. “My kids and I, we call it Miller Road Mansions because of how big the houses are,” Howard says. “It’s a lot of custom-built, large, older homes.” Howard says that while many homes in the area are larger estates, buyers can also find a handful of smaller options, especially along streets like Hawthorne Drive. Larger “Miller Road mansions” are found on streets including Parkside Drive, where Edward T. Strong’s 1930s Mediterranean Revival home still stands. Homes rarely hit the market, with fewer than a dozen sold since 2023. Prices range from $100,000 to $200,000 for smaller houses but can climb upwards of $450,000 for mansions south of Westwood Parkway.

Shops on Miller, West Side Diner and supermarkets on Corunna

Miller Road is one of Flint’s most prominent retail destinations and borders Woodcraft Estates to the north. It’s home to the Genesee Crossing strip mall, which features franchises such as Target, Old Navy and Ross. There are also dozens of chain restaurants like Texas Roadhouse, Olive Garden and Starbucks. West Side Diner is just off Miller Road along Ballenger Highway. This longstanding, casual diner has a decked-out 1950s vintage interior. It’s mostly known for its shakes, but its extensive menu features American-style breakfast, lunch and dinner served all day. Corunna Road is about 2 miles north and a straight shot up Ballenger. It’s home to various supermarket chains, including Kroger, Sam’s Club and Aldi. It also has a Walmart.

Swartz Creek Valley Park and Kellar Park

Swartz Creek Valley Park backs Woodcroft Estates. It’s home to Swartz Creek Municipal Golf, a public, 18-hole course free for kids 10 and under. Flint Skate Park also calls this park home and offers an extensive selection of ramps for bikes, skateboards and scooters. Just west of Swartz Creek Park is Kellar Park, home to the Flint Tennis Club. The Tennis Club is open from April to November and offers membership options. Members have access to private and group lessons, Thursday night potluck dinners and various leagues and tournaments. These greenspaces will be part of Flint's new state park. It will stretch over 230 acres and connect existing parks, such as Swartz Creek, Mott Park and Chevy Commons, through an extensive network of trails.

Public and private school options

Flint offers choice schools so students can attend public schools within the city or surrounding suburbs. The nearest public schools are Neithercut Elementary School, Carman-Ainsworth Middle School and Flint Southwestern Classical Academy. Neithercut has a D-plus rating on Niche and serves pre-kindergarten through sixth-grade students. Carman-Ainsworth Middle School has a C-minus. Southwestern Classical Academy serves ninth through 12th graders and has a C. There are also nearby private school options, including Powers Catholic School, which has an A rating and is ranked the second-best private high school in the Flint area. St. John Vianney Catholic School serves kindergarten through eighth graders and has not been rated.

Easy transportation and some noise concerns

An interchange just east of South Ballenger Highway connects interstates 75 and 69. Bishop International Airport is less than 4 miles west. McLaren Flint is the nearest full-service general hospital and is 2 miles north. While there are numerous major transportation routes and even an airport just outside Woodcroft Estates, it’s not a particularly loud area thanks to shrouds of trees that help block noise pollution and create a quieter atmosphere. While this neighborhood isn’t as peaceful as areas such as Mott Park, it’s not nearly as loud as places like Downtown Flint.

Events in Downtown Flint draw residents

While Woodcroft Estates doesn't host any events of its own on its wooded streets, its only 3 miles to the activities of Downtown Flint. From the celebration of the industry that built the city with the week-long Back to the Bricks car show, to holiday events for the whole family, residents are a short ride or drive from Flint's annual festivities.
