The community now known as Florida City once had so many residents from a certain Michigan metropolis that people dubbed it “Detroit.” That moniker, however, did not last past its incorporation in 1914. Today this city of 13,000 stands as the state’s southernmost municipality and provides those who call it home immediate access to the Everglades National Park. While tourists often view it as the last pitstop before the Florida Keys, investors here see an opportunity.\

Florida City is full of new homes

The median home price here is slightly less than the national median of $420,400. Most development in the city seems to have taken place during the 1950s, 1970s and 1990s. But according to Saud Rai, CEO of the Keyes Company's Skywalker Group, Florida City is experiencing a developmental boom right now, with new construction ushering in contemporary planned communities like On Alba. “It’s up-and-coming,” says longtime local Saud Rai, CEO of the Keyes Company's Skywalker Group. “There’s a lot of new construction. I’m talking thousands of new townhomes, single-family homes and apartments.”

Miami-Dade County Public Schools and School Choice

This community is served by Miami-Dade County Public Schools, which earns an A-minus on Niche and ranks No. 12 on the website’s list of Florida’s best school districts. The district is known for its School Choice program, which allows parents to select their child’s school during an open enrollment period. The School for Advanced Studies is highly sought-after across South Florida. Its Homestead campus, graded A-plus, is less than a mile north of Florida City. Niche ranks it as the county’s No. 1 best public high school.

Parks at home and parks in Homestead

Florida City has a few public parks where residents can stretch their legs and enjoy the warm South Florida weather. Lorens Roberts Park is a sporty hub in the heart of town, and Homestead’s many green spaces are a short drive away. “The line between Homestead and Florida City is becoming nonexistent,” Rai says. “It's like they're becoming one big neighborhood." Of course, the most recreational offerings are in the Everglades National Park, which sprawls across over 2,000 square miles of wetlands laden with trails and boardwalks. Paddling tours through the mangroves are particularly popular.

Florida Keys Outlet Marketplace

Main roads Palm Drive and U.S. Route 1 are lined by new developments featuring local and chain eateries alike. The city’s east side is packed with big-box stores and is home to the Florida Keys Outlet Marketplace. The mall has around 50 outlets in an open-air setting, where shoppers peruse storefronts under elegant Spanish Revival arches.

Beyond Interstate 95

Florida City is about 30 miles south of Downtown Miami and the Miami International Airport. Miami-Dade County has several Metrobus routes in the city. U.S. Route 1, Florida’s Turnpike and Krome Avenue are the main ways in and out of town.

Crime

Crime statistics for Florida City are not readily available, but Niche reports that its crime rate is much higher than the national crime rate.
