Just east of downtown Folsom, about 24 miles from Sacramento, Willow Creek Estates South is a community that takes action. “The people here are always fundraising to make improvements to the neighborhood,” says Nanette Jones of Real Broker, who was a Willow Creek Estates South resident and has over two decades of experience in Folsom. “I was lucky to raise my kids here, and we were big participants in fundraising for Castle Park.” There is no Homeowners Association in Willow Creek Estates South, so all the community improvements are done on the initiative of the residents. Jones notes that neighbors have an active Facebook page where they plan community events like yard sales and block parties.

Large Spanish homes

Red tile roofs are common in Willow Creek Estates South, where Spanish Revival and Mediterranean-style houses are the prevailing styles. Ranch-style homes and Craftsman builds are also popular in the area. Prices range between $700,000 and $900,000 depending on size and age. Winding residential roads are not bothered by traffic and often lead to private cul-de-sacs. Many homes feature large backyards and private pools. Parking is easy with attached multicar garages and long driveways. Wide sidewalks make it easy for kids to walk to one of the many parks in the neighborhood. About 57% of the residents in the neighborhood rent, living in the many apartment complexes sitting west of Oak Ave Parkway. These apartment units feature community pools and private parking. Those living along Willow Creek should be advised that flooding is prominent in the area.

Vista Del Lago shines

Kids in the neighborhood attend the Folsom-Cordova Unified School District, beginning at Oak Chan Elementary School, which holds an A rating on Niche. Folsom Middle School is an A-rated school, that Niche ranks as the top middle school in Sacramento County. Vista Del Lago High School is relatively new, having opened its doors in 2007. Niche gives the school an A-plus rating and praises Vista Del Lago’s teachers and college prep courses. The neighborhood is also home to Folsom Lake College, a community college with nearly 10,000 students. Education is important in the neighborhood as 61% of residents have college degrees compared to 34% nationally and 30% have advanced degrees.

Climbing at Castle Park

Just a few miles north of the neighborhood is the massive Folsom Lake State Recreation Area, which is home to some of the best hiking and camping in Northern California. Folsom Lake and Lake Natoma, just a few miles west, are popular spots for locals to fish, swim and kayak. There are plenty of attractions inside the neighborhood’s borders, like the Cummings Family Skate & Bike Park. Folsom Kids Play Park is known to locals as Castle Park due to the fun wooden fortress-like playground. “It’s a big icon in the community, and the people here are proud of building it,” says Jones. The In-Shape Family Fitness, located off Oak Ave Parkway, provides a spot for cardio and weight training. Neighborhood dogs can get their exercise at FIDO Field, which offers off-leash runs for small and large breeds.

Shopping at Folsom Square

Just to the west of the neighborhood is Folsom Square Shopping Mall, featuring dozens of retail outlets and restaurants. Grocery shopping is easy as the mall has national and local chains like Trader Joe’s, Raley’s and Sprouts. HomeGoods and Lowe’s make home improvement simple, while Target and Walmart provide further convenience. Residents can start their day with a fresh pastry from Baker’s Dozen Donuts. Bacchus House Wine Bar & Bistro has heaters on the patio for outdoor dining year-round. The upscale spot also features live music on Friday and Saturday nights. Sports fans can sit down with a cold craft beer and watch plenty of action at University of Beer, a hip sports bar.

Quick drive to Sacramento

The neighborhood is less than a mile north of Route 50. Depending on traffic, locals can take 50 into Sacramento in 30-45 minutes. The Sacramento International Airport is about 45 minutes away. The Sacramento Regional Transit bus is available for those looking to take public transportation into the city.
