Master-planned in northwest Fontana
Summit Heights, in northwest Fontana, is a master-planned community of over 300 acres. It has views of the San Gabriel Mountains to the north and is conveniently located between Interstate 15 and state Route 210.
"North Fontana is the best of all Fontana," says Carlos Flores, a Realtor with Keller Williams Whittier, who has been in real estate for over a decade. The highly regarded schools are a selling point for many families. Homes are on quiet residential streets, and shopping areas are nearby. The CAP Index crime score is 2 out of 10, compared to the national average of 4.

Summit Heights homes built in the 2000s
Homes were constructed from the early- to mid-2000s. Most have four or five bedrooms and are 1,700 square feet to 3,300 square feet. According to Flores, overall, the Summit Heights homes are newer and bigger than those in other parts of the city.
Spanish-inspired elements like terracotta roof tiles and stucco exteriors are common, as are neutral and earth-tone color schemes. But there's enough variety that all the houses don't look the same. Wide driveways beside nicely landscaped front yards lead up to two- and three-car garages, and some properties have patios and in-ground backyard pools. Prices range from $660,000 to $880,000.
Blue accented garages are common throughout the Summit Heights community.
Although most homes in Summit Heights have attached garages, street parking is also common.

High grades for Etiwanda schools
Public schools include Falcon Ridge Elementary School, which receives a B-plus grade from Niche and Summit Intermediate, which has an A-minus. Those two schools are in the Etiwanda Elementary School District. Part of the Chaffey Joint Union High School District, Etiwanda High School earns an A and is a 2024 California Distinguished School.

Two Rosena parks, Fontana Farmers Market
Within Summit Heights, there are community spaces like neighboring Rosena Park East and Rosena Park West. The park on the east is larger and has a playground, picnic tables and spaces for horseshoes and bocce ball. Rosena Park West, though less than half the size of its neighbor, also has a playground and picnic areas.
There is plenty of recreation throughout Fontana. "There are 50 parks and 13 community centers, and six of the parks have pools," says Monique Carter, Fontana's communications and marketing manager. Fontana Park, close to Summit Heights, has an aquatics center, a dog park, a skate park and a hockey rink. Weather permitting, the Fontana Farmers Market is held at the park on Sundays from 10 a.m. to 3 p.m. It's one of two farmers markets in Fontana; the other is on Thursdays at Southridge Park, about 8 miles south.
The closest city community center to Summit Heights is the Jessie Turner Health and Fitness Community Center. The 43,000-square-foot facility has an indoor gymnasium, dance and aerobics classes, as well as a Tiny Tots program for kids ages 3 to 5.

Spring Street Night Market, Sierra Lakes golf
The Spring Street Night Market downtown is popular for its food, vendors and entertainment. It's held several times a year. "We are considering bumping it up and having it more often," Carter says.
East of Summit Heights, Sierra Lakes Golf Club is open with daily fees and has both Ladies Club and Players Club memberships. Highlights of the club include a buffet-style Sunday brunch with scenic mountain views. The club is also a popular venue for quinceañeras, weddings and other events.

Falcon Ridge Town Center and more
Near I-15, Falcon Ridge Town Center is a shopping mall with Target and Stater Bros. Markets. Across Beech Avenue, there's Summit Heights Gateway, which has Aldi, Kohl's and Burlington. Chain restaurants and fast-food options are found around this area. Summa Sushi serves Japanese classics and has a kids' menu. Ono Hawaiian BBQ specializes in traditional plate lunches.
For the big mall experience, it's less than 8 miles to Ontario Mills, an indoor outlet mall with more than 200 stores, or Victoria Gardens, a 147-acre outdoor shopping complex in Rancho Cucamonga.
Summit Heights residents looking for a deal can go to the nearby Burlington.

Omnitrans, Beech Avenue Park & Ride
Though driving is convenient with the freeways so close, Omnitrans buses are also available. Stops are on Beech, Summit and Curtis avenues. It's about 5 miles to the Fontana Metrolink Station downtown, and from there, the trip west to Los Angeles is about 55 miles.
At the south end of Summit Heights, Beech Avenue Park & Ride, operated by Caltrans, provides parking for carpool and vanpool commuters. Ontario International Airport (OIA) is about 10 miles away, and it provides passenger flights on major carriers.
Summit Heights is located right next to freeway 210.
Summit Heights offers many bus stops near Summit High School for locals and students to use.
