Folks settle down in Withamsville for more space and lower prices than they can find about 20 miles away in Cincinnati. It feels distanced from the city, but the neighborhood still has a convenient commute. “With Interstate 275 right here, you can get almost anywhere in the city in 20 minutes or less,” says Mike Mentzel, who’s been a Realtor with Red 1 Realty for 10 years.

Despite being right off the Interstate, homes here are surrounded by greenery. “You get more acreage out here,” says Mentzel, “You’d have a hard time finding anything near this much space in the city.” Homes date between the 1950s and 90s, surrounded by spacious lawns mature trees; Prices range from $225,000 for a three-bedroom ranch-style to $350,000 for a four-bedroom Craftsman. In developments built within the last 10 years, such as Wetherby Farms and Shayler Ridge, homes range from $310,000 for a three-bedroom bungalow to almost $600,000 for a three-bedroom contemporary Craftsman. These new communities don’t have nearly as much tree cover, but they have communal green spaces and playgrounds for outdoor recreation.

Students here may be a part of the West Clermont Local School District, which is graded a C-plus overall by Niche. Kids could begin at Willowville Elementary School, which Niche graded a B-minus. They move on to West Clermont Middle School, graded a C, and they finish at West Clermont High School, graded a B-minus. A the high school, you might see a crowd of students participating in the Senior Sunrise and Sunset, where the senior class gathers to watch the first and last sunrise of the school year.

Veterans Memorial Park is less than a mile from many homes and has basketball and tennis courts, baseball diamonds and soccer fields. When the sun goes down, you can roll the night away at Beechmont Rollarena; this blast from the past has a full-size roller rink and snack shack where you can enjoy a casual skate or participate in one of their special events, like the annual Halloween costume party.

You won’t have to drive more than 5 miles to your nearest shopping center. Eastgate Mall and Pavilion feature big box stores like Walmart and Sam’s Club, department stores like Kohl’s and retail shops like American Eagle. While you’re here, check out the eclectic scenery inside Jungle Jim’s International Market; this jungle-themed space buzzes with shoppers, cheese festivals and wine tastings, and you can grab a fried chicken sandwich at the in-house Noble Chicken. Farther south in the neighborhood, you can find global cuisine on Route 125, like Laszlo’s Iron Skillet, a neighborhood staple known for its Hungarian schnitzel and goulash.

With this variety of shopping in the neighborhood, you won’t have much need to drive far, but I-275, being right next to the area, gives you an easy drive to anything in Cincinnati. If you want to enjoy suburban convenience with proximity to the city, consider settling down in Withamsville.
