A quiet suburb near wide-spread recreational areas
Brittany Knolls is a small and quiet south Fort Collins suburb where outdoor recreation and shopping are always just a short drive away. “The community is quieter than some of the neighborhoods in midtown and Old Town Fort Collins,” says Maxwell Poduska, a local Realtor with Golba Group Real Estate. “But you’re also close to numerous shopping centers. I grew up just north of Brittany Knolls and really appreciated the proximity to shopping and the recreation at Fossil Creek Park.”

Fossil Creek Park lies just north of Brittany Knolls and has around 100 acres of sports facilities and recreational space. “It’s a huge plus to living in the area,” Poduska says. “They have a skate park and a roller hockey rink, which is pretty unique for Fort Collins.” Pup pals and their owners can get some off-leash exercise at the Fossil Creek Dog Park, while athletes can use the tennis courts, baseball diamonds, basketball courts and soccer fields. The park is also home to a playground, a splash pad, picnic shelters and a lake. For biking and walking, the Power Trail is a short drive away and runs north and south all the way through the city. The Fossil Creek Wetlands Natural Area is around a mile from Brittany Knolls and has winding trails. “The neighborhood is also close to the Southridge Golf Course,” says Poduska. “In my opinion, it’s the best public course in the city. From the 14th hole, you get one of the best views from Fort Collins outside of the mountains.”

1990s architecture and walkable streets
Most of the houses in Brittany Knolls were built in the 1990s, with architectural styles ranging from brick modern traditionals and ranch-style homes to modern craftsman builds. Houses sit close together on quarter-acre lots and streets are lined by well-maintained sidewalks and most have attached three-car garages. Prices range from $550,000 to $730,000.

Top-notch public schools near Brittany Knolls
Werner Elementary School and Preston Middle School both earn A-minus overall grades from Niche. “I think we have one of the best school districts in Colorado,” says Poduska. “I attended Poudre schools, and my parents are both teachers. It’s a really supportive community where the teachers are valued.” Middle Schoolers can choose from a diverse array of extracurriculars, from Dungeons & Dragons club and Lego robotics to the debate team and Special Olympics. Fossil Ridge High School earns an A grade and, according to Niche, is the third-best public high school in Larimer County.

College Avenue eateries and antiques
Residents of Brittany Knolls are just a short drive from College Avenue, which is lined with local shops and restaurants. Antique shoppers have plenty of nearby options, from the Fort Collins Flea Market to Vintage Marketplace. Matt’s Place is a local bar and grill serving pub fare, draft brews and cocktails that can be enjoyed alongside a game of pool or darts. Residents can get their daily dose of caffeine from the nearby Ziggi’s Coffee or grab a sandwich from Deli Works. For groceries, King Soopers and Safeway are both about 2 miles north.

While the neighborhood is largely car-reliant, Transfort operates a few bus stops nearby along College Avenue. Drivers can take Lemay Avenue, roughly 7 miles north, to downtown Fort Collins. Additionally, Interstate 25 is located about 5 miles east.
