A varied market in Campus West

The neighborhood’s residential scene is a mix of single-family homes, student apartments and townhomes. With an average price of $479,000, homes in Campus West are more affordable than the average Fort Collins home. Ranch-style homes, Cape Cods and split-levels were largely built between the late 1950s and early 1970s, with prices ranging from $450,000 to $620,000. The modern townhouses along Raven View Road and Ebon Pica Street go for $385,000 to $490,000. Houses sit close together on small lots, and most have attached garages and fenced-in back yards.

CSU Events

Colorado State hosts a wide range of free events and community attractions. “The Lagoon Summer Concert Series is open to the public and draws hundreds of people to campus on Wednesdays during the summer,” says April Neuhaus, a local Realtor with Neuhaus Real Estate. In June and July, people bring camp chairs and blankets for live music while enjoying food truck fare and giveaways. “The trial gardens on campus are also a hit year-round,” Neuhaus says. The CSU Annual Flower Trial Gardens is open to the public and features hundreds of varieties of flowers. Maintained by the school’s Department of Horticulture, students use the gardens to test how different floral varieties fare throughout the seasons in the Rocky Mountains Front Range atmosphere.

Waterside recreation and food trucks in City Park

The 106-acre City Park lies just north of Campus West and is the most expansive park in Fort Collins. In addition to its 9-hole golf course, the park has facilities for tennis, baseball and soccer. The City Park Pool is open in the summer months and has a splash pad and water slides. Sheldon Lake is on the south end of the park and is lined with paved walkways, a sandy beach and docks where anglers can fish for catfish, bass, trout and sunfish. On Tuesday evenings between May and September, the Fort Collins Food Truck Rally is held in City Park, with dozens of vendors accompanied by live music. Avery Park is a short drive south and has a fishing pond, a playground, open field space and a basketball court.

Dining and groceries right next to campus

Elizabeth Street and Taft Hill Road are lined with local businesses and conveniences, from gas to groceries. Cafe Bluebird is a nearby brunch spot with menu items ranging from hot breakfast skillets to homemade waffles topped with fresh fruit. The Momo Lolo Coffee Shop is a popular spot for cups of joe and bakery items and, during the school year, serves as a study spot for many CSU students. Road 34 Deli & Tavern is a bike-themed bar serving pub food and a wide selection of draft beers. For groceries and essentials, there are both a King Soopers and a Lucky’s Market nearby.

Public schools of Campus West

Both Bauder Elementary School and Bennett Elementary School serve the community and earn B and A-minus overall grades from Niche, respectively. Lincoln Middle School earns a B-minus and has a variety of extracurricular activities, with topics ranging from Dungeons & Dragons and debate to chess and coding. Poudre High School receives a B-plus and has work-based learning opportunities in 16 fields, including cybersecurity, hospitality, education and automotive technology. High Schoolers can also take dual enrollment courses through AIMS Community College and Front Range Community College. CSU serves 33,000 undergraduate and graduate students with around 300 academic programs.

Bikeable streets and public transportation

Campus West residents are never more than about a half mile from the nearest Transfort bus stop, which has 25 routes throughout the city. Interstate 25 can take drivers 65 miles south to Denver or 47 miles north to Cheyenne, Wyoming. Fort Collins is known for its biker-friendly streets and trails, and it's common for locals to bike to class or work.
