Between the conveniences of College Avenue and the endless natural areas of the Rocky Mountains Front Range, Coventry is a midtown community around 6 miles south of downtown Fort Collins. “The southeast side of town is a popular area on the housing market right now,” says Joseph Penta, a local real estate agent with Penta Homes. “It’s mostly ‘90s builds in Coventry, which draw people in due to the larger lot sizes compared to the newer 21st-century suburbs.” Highly rated schools and walkability are other characteristics of life in Coventry.

1990s homes and walkable streets in Coventry

Most of the area’s modern traditional homes were built in the 1990s and sit on lots of about one-third of an acre or less. Houses feature fenced-in back yards, and most have two to three-car attached garages. Homes in the northern half of the neighborhood with around 2,500 square feet or less range from $640,000 to $780,000, while larger builds can go for $800,000 to $1 million. Aspen and evergreen trees shade Coventry’s well-maintained sidewalks as they wind alongside its quiet streets. The community has a low crime rate, with a CAP Index crime score of 1 out of 10 compared to the national average of 4.

CTE offerings at Rocky Mountain High School

Each of Coventry's designated public schools earns an A-minus from Niche. All of the neighborhood’s homes are within a half-mile walk of McGraw Elementary School. Students then may go to Webber Middle School, which offers unique electives like outdoor living, where students learn about survival skills, environmental ethics and outdoor careers. Rocky Mountain High School has a variety of career and technical education courses, including sports and entertainment marketing, interior design, 3D modeling and clean energy manufacturing. For dual credit, high schoolers can take courses at Aims Community College or Front Range Community College, which borders Coventry to the west.

Nearby sports facilities and the expansive Horsetooth Reservoir

Ridgeview Park sits next to McGraw Elementary and has a playground, a baseball diamond, a picnic shelter and paved walking paths. The Cathy Fromme Prairie Natural Area is around a mile southwest and has a 5-mile out-and-back trail that winds through open fields and native flora. In the winter, the natural area’s raptor observatory is a popular lookout among bird watchers searching for eagles and hawks. Nearby, Troutman Park has facilities for soccer, baseball, tennis and basketball, along with picnic tables and two ponds, where anglers can cast a line to reel in largemouth bass and rainbow trout. Horsetooth Reservoir is a short drive west of Coventry, and is surrounded by hiking trails, beaches and campgrounds. “Proximity to the Horsetooth Reservoir is a big plus,” Penta says. “In the summer, people take their boats and paddle boards out to the water and explore the surrounding natural areas. It’s the most visited recreation area in the city.” Whetstone Climbing is a short drive away along College Avenue and is the largest climbing gym in Fort Collins. The gym features hundreds of routes for bouldering and top rope, along with yoga classes and a fitness center.

Local eateries and big-box stores along College Avenue

South College Avenue is less than a mile east of Coventry and is a hub for big box stores and local restaurants. Residents can start off their day with Lima Coffee Roasters, which serves locally sourced coffee, tea and house-made baked goods and breakfast sandwiches. The company has two cafes in Fort Collins that are popular with remote working professionals and studying students. Oregano’s offers classic Italian fare from pizza to stuffed rigatoni. Nearby, Obstacle Brewing serves pub fare and around a dozen rotating craft beers and hosts weekly bingo nights. For groceries, locals can swing by Target, Walmart or Sam’s Club.

MAX Transit to downtown Fort Collins

Transfort operates numerous bus stops along Harmony Road and College Avenue. “The MAX Transit shuttle is also nearby and is a great option for commuters,” says Penta. “It goes along College straight to Old Town Fort Collins.”
