Indian Hills lies 2 miles south of downtown Fort Collins, close to numerous outdoor recreation areas and attractions. Developed in the years following World War II during one of the city’s growth spurts, the neighborhood features mid-century architecture and winding lanes lined by tall oaks and evergreens. “The trees are what originally drew me to the neighborhood,” says Siduri Taylor, a Realtor with C3 Real Estate Solutions and Indian Hills Resident. “There are old-growth trees that add a lot of charm to our wide, winding streets.” The quiet residential streets are all named after native tribes, from Commanche Drive to Sequoia Street.

Mid-century architecture and larger homes
The homes in Indian Hills were built between the 1950s and 1970s, with brick ranch-style houses, Colonial Revivals and split-levels making up the architectural scene. Most houses have quarter and half-acre lots, attached two-car garages and fenced-in back yards. “You get more square footage here compared to surrounding communities,” Taylor says. “We don’t have a homeowners association, but there’s pride of ownership here. Most owners keep their lots well maintained and, in the summer, front porches are dotted with flowerpots and other greenery.” Homes with around 2,000 square feet range from $650,000 to $800,000, while recently renovated homes with over 3,000 square feet go for $850,000 to $1.2 million. The neighborhood has three condo complexes, Indian Hills West, Indian Hills Village and Spring Hollow, with prices ranging from $250,000 to $500,000.

Abundant outdoor recreation offerings
The 9-mile Spring Creek Trail passes through the neighborhood’s west side and connects to a handful of surrounding parks that sit along its namesake creek. Spring Park has baseball diamonds, a soccer field and a playground. Walking a mile east along the trail takes parkgoers to The Gardens on Spring Creek. On Saturdays between June and August, the venue hosts Live at The Gardens, where music lovers gather with blankets and lawn chairs while enjoying food from local vendors. The Spring Creek Trail also spans east to Edora Park, which has facilities for baseball, disc golf, tennis and horseshoe. The Edora Pool Ice Center lies just southeast of the park and has an indoor pool and two ice rinks. The center is also home to Colorado State University’s hockey and water polo teams.
The Gardens on Spring Creek is a sprawling 18 acre garden 5 minutes from Indian Hills.

Poudre School District
O’Dea Elementary School is a half mile south of Indian Hills and earns a B-plus grade from Niche. Lesher Middle School also has a B-plus and offers a wide range of clubs and activities, including Girls who Code, rock climbing club and gaming. Fort Collins High School receives an A-minus rating and offers a work-based learning program where students can earn up to 45 elective credits while getting real-world experience at local workplaces during their junior and senior years. Fort Collins High also partners with Front Range Community College for its associate degree pathway program.
O'Dea Elementary School serves over 425 students from K-5th grade.
Lesher Middle School serves over 700 students yearly from grades 6th - 8th.
Fort Collins High School is the #3 rated high school in Larimer County.

College Avenue Restaurants
South College Avenue serves as the community’s western border and is lined with local eateries and shops. Whole Foods Market and King Soopers are the closest options for groceries and essentials. Happy Trails Coffee Co. provides hand-crafted coffee, breakfast sandwiches and baked goods. Inca Mexican Restaurant serves classic Mexican cuisine just east of Indian Hills. Prost Brewing Company is a short drive north and has around 15 rotating craft beers on tap.
