Established homes and mature trees line the streets of the Martinez Park-Capital Hill neighborhood in North Fort Collins, where historic charm meets outdoor recreation. The area’s homes are within a mile of historic Old Town, the city’s hub for shopping, dining and events, with walkable streets providing easy access to nearby parks and businesses. “Proximity to Old Town is one of the biggest draws to the area,” says Greg Roeder, a local Realtor with Sotheby’s Real Estate that has lived in Fort Collins for over 20 years. “You’re just minutes from shops, amenities and events, plus the popular Lee Martinez Park is at your backdoor.”
Century-old homes and a sought-after market
Most of the neighborhood’s homes were built in the early-to-mid 1900s, with a handful of 21st-century houses sprinkled throughout. Houses sit close together on small lots, with mature trees and foliage providing a degree of privacy between neighbors. Historic bungalows and ranch-style homes feature Victorian and craftsman-style adornments, from fish-scale siding to tapered columns. These homes can range from $475,000 to $875,000, while larger, recently built or renovated homes can go for $1.2 million to $1.6 million. “When homes hit the market, they aren’t listed for long,” says Roeder. “It’s one of the most sought-after neighborhoods in Fort Collins and in Northern Colorado.” With a median home price of around $690,000, the community is more expensive than the average Fort Collins neighborhood.
Tuition free concurrent enrollment with Poudre High School
Most local families are served by Putnam Elementary School, which earns a C-plus grade from Niche. The B-rated Lincoln Middle School is an International Baccalaureate World School, with coursework that encourages students to connect in-class assignments and lessons with the real world. IB courses range from global leadership and broadcasting to art exploration and outdoor living. Poudre High School receives a B-plus rating and partners with Front Range Community College and Aims Community College for its tuition-free concurrent enrollment courses.
Nearby parks and trails in northern Fort Collins
Lee Martinez Community Park lies just northeast of the neighborhood and has baseball, basketball and tennis facilities, along with a playground and picnic shelters. “You can access miles of paved trails within a short walk of most homes,” Roeder says. The Poudre River Trail winds through the park and is one of the longest paved trails in the area, spanning around 40 miles along its namesake tributary though Fort Collins, Windsor and Greeley. The 85-acre City Park is a short drive south and is home to a variety of sports facilities, a nine-hole golf course and a community pool. Parkgoers can walk around Sheldon Lake or cast a line from its shore to reel in bass, panfish and trout. On Tuesday evenings between March and September, City Park hosts the Fort Collins Food Truck Rally, with dozens of vendors and live music.
Proximity to local Old Town businesses
Old Town Fort Collins is less than a mile from Martinez Park-Capital Hill and is home to dozens of local businesses, from bookstores to breweries. Penrose Taphouse and Eatery serves pub fare from burgers to steak along with locally brewed beer and specialty cocktails. Silver Grill Cafe is a local favorite with an old-school diner vibe. The eatery is best known for its giant cinnamon rolls. Lucky’s Market and Target are nearby options for groceries and household essentials.
Biking and public transit in Fort Collins
Bus stops can be found along Laporte Avenue and Cherry Street, with over 20 bus routes across the city operated by Transfort. Fort Collins is known for its bikeable streets, with over 200 miles of bike lanes and trails across the area. Interstate 25 is just east of Fort Collins and runs north and south to cities like Denver, Longmont and Cheyenne.
