A historic, post-war community

Sheely Addition lies between Colorado State University’s campus and the picturesque Gardens on Spring Creek. The neighborhood’s location allows for access to popular CSU events and nearby outdoor spaces. In the 1940s, Arthur Sheely purchased the 40 acres of land that is now Sheely Addition before selling it to developers in 1951. Their goal was to provide housing for families settling down after World War II. At the turn of the 21st century, the community was added to the Register of Fort Collins Historic Places.

Ranch-style homes on large lots

The homes of Sheely Addition have larger lots compared to surrounding neighborhoods and houses have more square footage than was the standard of the mid-1900s in Fort Collins. Expansive ranch-style homes and Colonial Revivals with between 1,500 and 2,500 square feet were built throughout the 1950s and 1960s. The neighborhood has a competitive market, and homes are rarely up for sale. When houses are listed, they tend to be sold within two weeks. Homes with less than 2,000 square feet on quarter-acre lots sell for between $550,000 and $800,000, while larger homes on Sheely Drive with half-acre lots range from $850,000 to $1.1 million.

CSU events and college-town energy

Colorado State University lies just north of the neighborhood and hosts events year-round, from yoga classes and art shows to concerts and educational speakers. “The college is one of the best things about Fort Collins,” says Mike Sibbald, a local Realtor with Elevations Real Estate. “When school is in session, students bring an active energy to the downtown area and surrounding neighborhoods, and the yearly concert series is one of the most popular summer events across the city. The Lagoon Summer Concert Series is held on campus on Wednesday evenings in June and July. Locals gather to listen to live music while enjoying food from local vendors. The neighborhood is just a block away from Colorado State’s Canvas Stadium, so residents can hear the excitement of the football games in the fall from their homes

Botanical gardens and summer concerts

The Gardens on Spring Creek is home to colorful botanical gardens, a butterfly house with over 300 different winged species and an amphitheater, which hosts the Live at The Gardens concert series on Saturdays throughout the summer. The Spring Creek Trail is a 9-mile paved path that runs through the gardens alongside its namesake creek, connecting some of Fort Collins’s biggest parks. Roland Moore Park is a mile west along the trail and has baseball diamonds, basketball courts and multi-use sports fields.

Concurrent enrollment with Front Range Community College

Bennett Elementary School is to the northwest of Sheely Addition and earns an A-minus overall grade from Niche. The B-plus-rated Blevins Middle School, home of the Bruins, offers a varied selection of extracurricular activities, including running club, Lego robotics, and Dungeons & Dragons. Rocky Mountain High School also earns an A-minus and offers around 50 career and technical education courses, from sports and entertainment marketing to computer-aided design. Students can also take concurrent enrollment courses through Front Range Community College. There are around 26,000 undergraduate students enrolled at CSU, which is one of the area’s largest employers with 7,000 employees.

Community-focused cafe and nearby necessities

There are a handful of local restaurants within range of the neighborhood, including Arboretum Coffee. This community-focused cafe serves hand-crafted coffee and baked goods while running job-training programs for immigrants and refugees. On Shields Street, Beijing Noodle makes authentic Chinese cuisine, from beef tendon noodles to steamed chicken dumplings. For groceries, Whole Foods Market and King Soopers are both on College Avenue.
