Quiet residential lanes near Midtown shops

The streets of Troutman Park have views of the Rocky Moutain foothills, with well-maintained sidewalks providing easy access to nearby parks and restaurants. Named for the 22-acre park at its center, the neighborhood’s quiet residential streets sit between the active shopping centers of Midtown and the expansive natural areas of the Front Range. “Proximity to big-name stores and shopping centers is one of the biggest draws to the area,” says Matt Nesbitt, a local Realtor with The Group Inc. “You can get anything you need within a five-minute drive but have quiet streets to come home to with no through traffic.”

Late 20th century architecture on the streets of Troutman Park

The neighborhood’s housing market comprises split-levels, ranch-style homes and modern traditionals, all sitting close together on small lots. Most of the area’s houses feature fenced-in back yards and attached two-car garages. The single-family builds of Troutman Park were largely built in the 1980s and 1990s, with a few 21st-century homes sprinkled throughout. Townhomes on the community’s north end cost $420,000 to $495,000, while single-family homes range from $430,000 to $740,000.

Hundreds of degree programs at Front Range Community College

Most local families are served by the same pipeline of public schools. Each earns A-minus overall grades from Niche. Lopez Elementary School lies in the center of the community and is within a 1-mile walk of all houses. Webber Middle School, home of the Panthers, offers a wide variety of extracurriculars, including clubs centered around mountain biking, aerospace and "Magic: The Gathering." Rocky Mountain High School partners with both Front Range Community College and Aims Community College for its concurrent enrollment courses. Front Range Community College lies just south of Troutman Park and has roughly 12,000 undergraduate students, with around 200 degree and certification programs.

A namesake green space and endless recreation at the Horsetooth Reservoir

The neighborhood’s namesake park has facilities for soccer, baseball, basketball and tennis, along with a playground and a pond. Troutman Park’s open field space is dotted with tall trees and is popular among dog walkers and picnickers alike. A few miles west, 100-acre Spring Canyon Park is the second largest park in Fort Collins, with an abundance of sports facilities, winding walking trails, a dog park and a popular playground with a splash pad. The Horsetooth Reservoir is roughly 4 miles west of the community and is the most popular outdoor recreation spot in the Fort Collins area. The expansive reservoir is surrounded by nearly 2,000 acres of public land, with hiking trails, camp sites and picnic areas overlooking the water.

Shopping along College Avenue and Mason Street

From West Troutman Parkway, the sidewalk turns into a walkway that tunnels beneath the train tracks to the shops and restaurants of South Mason Street. Lima Coffee Roasters is just outside of Troutman Park, serving baked goods, breakfast bites and locally roasted coffee. “While the Foothills mall is nearby, most people do their shopping at nearby spots like The Square,” says Nesbitt. “You have tons of shopping options on College Avenue, from pet stores and Target to local breweries and coffee shops.” The Square is home to a Trader Joe’s, a Sierra and a handful of fast-food chains.

Transfort bus stops and access to I-25

Horsetooth Road and Shields Street are both lined with Transfort bus stops, with over 20 routes across the city. U.S. Route 287 spans around 12 miles south to Loveland, and drivers can take Interstate 25 roughly 62 miles south to Denver.
