A Fort Collins suburb with roots in CSU
University Acres lies near one of the most active communities in Fort Collins. With downtown less than 2 miles away and Colorado State University just a short walk to the west, residents are never far from local events, nightlife and top-rated restaurants. “All of the homes in University Acres were built in the 1960s and 1970s,” says Mike Sibbald, a local Realtor with Elevations Real Estate. “It was developed to serve primarily as housing for Colorado State University professors, but now the community has residents of many different backgrounds and professions.” The neighborhood’s residential streets are all named after former CSU presidents and notable professors, including Edwards Street, named after the school’s first president, Elijah Evan Edwards.

The CSU Annual Flower Trial Gardens are home to hundreds of varieties of annual flora that shift with the change of the seasons. Maintained by the university’s Department of Horticulture, the gardens are used for student research on how different plants fare in the community’s unique Rocky Mountains atmosphere. CSU also hosts the free Lagoon Summer Concert Series, where community members can grab a seat on the lawn to listen to live music and enjoy food from one of the many vendors. “CSU contributes greatly to the city’s atmosphere and events,” Sibbald says.

Authentic Mexican cuisine is served at Tacos El Diablo, a food truck stationed at the corner of Elizabeth Street and Lemay Avenue. “Old Town is the spot to go for restaurants and nightlife,” says Sibbald. “No matter what neighborhood you live in in the city, it’s easy to reach Old Town Square by bike or car.” Lima Coffee Roasters is a relatively new addition to the area and serves hot breakfast items, baked goods and coffee. Safeway, Target and Lucky’s Market are nearby shopping options.

The 9-mile Spring Creek Trail runs south of University Acres, passing through numerous parks and natural areas. Edora Park has facilities for basketball, tennis, disc golf and basketball. Parkgoers can also use the skatepark, playground and horseshoe pits. “A lot of people are drawn to the area because we’re so close to Rocky Mountain National Park and lots of other hiking and outdoor recreation spaces.” The Horsetooth Reservoir is 7 miles from the neighborhood and features campgrounds, hiking trails and numerous scenic overlooks. In summer, outdoor lovers head to the reservoir for paddle boarding, cliff jumping and boating.

Laurel Elementary School is a short walk from the neighborhood and earns a B-minus rating from Niche. Students can participate in the Laurel Strings Program, one of the only tuition-free violin and guitar lesson programs offered in the United States. Lesher Middle School, located just southwest of the neighborhood’s residential streets, receives a B-plus. The A-minus-rated Fort Collins High School offers a work-based learning program where students can earn real-life experience with local companies like Colorado Health Systems and Bank of Colorado.

MAX Transit
The UCHealth Poudre Valley Hospital, the city’s largest medical center, borders the neighborhood to the east. MAX Transit bus stops line Lemay Avenue, Stover Street and Prospect Road. Fort Collins maintains over 200 miles of bike lanes throughout the city. Many locals bike to work to avoid downtown parking. Interstate 25 can take travelers 64 miles south to downtown Denver or 45 miles north to Cheyenne, Wyoming.
