Westchase is a small residential pocket with walkable lanes near Fossil Creek Reservoir
Just a stone’s throw from the Fossil Creek Reservoir, Westchase is a quiet residential community within a short drive of some of the most popular parks in Fort Collins. On the south side of town, the neighborhood’s walkable streets allow easy access to nearby schools and green spaces. “Some of the biggest draws to Westchase are the highly rated schools and the home prices,” says Rob Crouch, a local Realtor with Roots Real Estate. “You can get more square footage here for lower prices compared to other nearby neighborhoods.”
Modern traditional and Craftsman-style homes
Large modern traditional and Craftsman-style homes built mostly in the early to mid-2000s line the streets of Westchase, and large lots with fenced backyards are common. Walkways wind through the neighborhood’s green spaces, connecting the area’s quiet residential streets. Houses on small lots with around 2,500 square feet or less range from $515,000 to $700,000, while larger builds on more expansive lots can go for $730,000 to $1.5 million. Two-bedroom condos in the north part of the neighborhood range from $370,000 to $390,000. “There are a lot of families and kids in the neighborhood,” Crouch says. “And while some parts of the community are densely populated, you still have private, walkable streets.” Westchase has a CAP Index crime score of 2 out of 10, lower than the national average of 4.
Public schools with top ratings serve Westchase
Bacon Elementary School is in the northern corner of the community and earns an A-minus overall grade from Niche. Also with an A-minus, Preston Middle School has over a dozen school and student-sponsored extracurricular offerings. The A-rated Fossil Ridge High School is the third-best public high school in Larimer County, according to Niche. The high school offers over 50 extracurriculars, from the writers guild and ultimate frisbee club to mock trial and Science Bowl. Fossil Ridge also partners with Front Range Community College for its concurrent enrollment and associate degree pathway courses.
Waterside recreation and nearby sports facilities
The Fossil Creek Reservoir lies just southeast of Westchase. The natural area surrounding the 750-acre reservoir is home to walking trails and picnic areas and is a popular spot for bird watching, with bald eagles, pintails and hawks making habitats in the area. Twin Silo Park is a short drive north and has facilities for baseball, tennis and soccer, along with a large playground and a community garden. The park also has a dog park, paved walking paths and a BMX track. Nearby, the Southridge Golf Course is one of three public courses in Fort Collins, with views of the Rocky Mountains serving as a backdrop to its 18 holes.
Retail and restaurants in Front Range Village
Around 3 miles north of Westchase, the Front Range Village shopping center has chain eateries and retailers, along with local restaurants. Shoppers can pick up their groceries at the local Sprouts Farmers Market or Target. Cafe Athens serves classic Greek dishes, from spanakopita to lamb gyros. Around the corner, Himalayan Bistro is a popular family-owned eatery that serves Nepalese cuisine. A short drive west, Harmony Market Center has a Safeway and a small selection of restaurants.
Public transit on Harmony Road
Westchase lies just west of Interstate 25, which can take drivers around 57 miles south to Downtown Denver or roughly 50 miles north to Cheyenne, Wyoming. Harmony Road is about 2 miles north of the community and is lined with Transfort bus stops, which has over 20 routes across the city.
