Between the active shopping districts of Midtown and the area’s quiet suburbs, Woodwest is a quaint neighborhood with walkable streets and a 1970s housing market, around 4 miles south of Old Town Fort Collins. The community is just minutes from expansive outdoor recreation areas, from Rolland Moor Park to paved walking trails, and the businesses of College Avenue. “It’s an older housing market, but people will often buy with plans to renovate,” says Carol Voorhis, a local Realtor with The Group Inc. “The neighborhood doesn’t have a homeowners association, which is against the norm for Midtown communities. It’s a big draw for homebuyers who don’t want the restrictions on renovations.”
Split-levels and Colonial Revivals built in the 1970s
The community’s 1970s architecture ranges from brick ranch-style homes and split-levels to Colonial Revivals. Houses sit on quarter-acre lots with fenced-in back lots and yards dotted with mature trees and greenery. The neighborhood has a median price of around $575,000, which is slightly higher than the Fort Collins median. Prices range from $500,000 to $720,000.
Extracurriculars at Rocky Mountain High and the nearby Colorado State University
Beattie Elementary School receives a B-plus overall grade from Niche and lies just east of Woodwest. The B-plus-rated Blevins Middle School offers a variety of project-based learning courses, including agriculture exploration, technical theater production and multimedia production. Rocky Mountain High School receives an A-minus and has over 50 extracurricular offerings, with topics ranging from biking and pottery to gardening and chemistry. “Walkability is a big factor in Woodwest,” Voorhis says. “You’re within walking distance to both the elementary school and high school.”
Colorado State University is roughly 2 miles north of Woodwest and is a focal point of Fort Collins. The university has a student population of over 33,000 with a campus spanning roughly 580 acres.
Sports facilities and paved walking trails near Woodwest
Wood West Park lies in the neighborhood’s northeast corner and has a playground, a baseball field and a sand volleyball court. A short drive west, the 68-acre Rolland Moor Park is one of the largest public areas in Fort Collins, with a wide array of sports facilities, a large playground and picnic shelters. From the park, walkers can access the paved, 14-mile Spring Creek Trail, which spans the length of the city from Spring Canyon Community Park to the Riverbend Ponds Natural Area. The Gardens on Spring Creek is also nearby, with walkways winding through lush botanical gardens and a butterfly house. The area is also home to an amphitheater, which hosts events such as the Live at The Gardens Summer Concert Series.
A variety of shopping centers and eateries on College Avenue
All the homes in Woodwest are within a mile of the Cimarron Plaza, home to a handful of local businesses like LaMar’s Donuts and Coffee and Mt. Everest Cafe, which serves Nepalese cuisine. South College Avenue is just west of the neighborhood and is lined with active shopping centers and standalone businesses alike. Midtown Commons is home to a thrift store, a pizza shop and Maxline Brewing, which has around 20 rotating craft beers on tap and daily food trucks. The brewery also hosts regular live music. The Foothills shopping mall has dozens of shops and restaurants, from sporting goods stores to authentic Mexican cuisine. Shoppers can also visit the nearby Trader Joe’s, King Soopers or Whole Foods Market.
Bikeable streets and bus routes in Fort Collins
Interstate 25 is around 6 miles east of Woodwest and can take drivers roughly 60 miles south to Downtown Denver or about 50 miles north to Cheyenne, Wyoming. Fort Collins is known for its extensive network of bike lanes and paved trails, with more than 200 miles throughout the city. There are numerous nearby bus stops along Drake Road and Shields Street, with over 20 routes across town operated by Transfort.
