Boulevard Gardens fulfills the needs of buyers who want to be near all the amenities of Fort Lauderdale at an accessible price point. “There’s not a lot of bells and whistles, but it’s centrally located, and as South Florida gets more expensive, people are drawn to the more affordable areas,” says Sherry Lebowitz, Realtor with Lifestyle International Realty, who has been selling in South Florida for nearly 10 years.

1950s ranch homes and bungalows

A medley of three-bedroom ranch homes and bungalows line the flat, unmarked streets of Boulevard Gardens. The established homes date back to the 1950s, but Lebowitz says, “A lot of first-time buyers are moving in and renovating.” Petite front yards are dotted with palm trees commonly found across South Florida. Most of the yard space can be found in the back end and is typically fenced-in to create some separation from neighboring properties. Occasionally, homeowners will have short driveways and carports to provide off-street parking, though many take advantage of road verges separating the sidewalks from the streets. Because the houses are smaller and may need some updates, prices tend to hover between $290,000 and $350,000. Buyers will find that many surrounding neighborhoods, like Melrose Manor, have price points that regularly exceed $400,000.

World's largest flea market and chain eateries

Much of Boulevard Gardens’ shopping and dining scene sits along West Broward Boulevard. Grab groceries at the Walmart nearby. Chain restaurants like Chipotle, Checkers and IHOP flank the big box retailer. Shop for shoes at the Foot Locker Outlet nearby or hunt for the latest bargain at dd’s DISCOUNTS. The neighborhood is also conveniently situated near the Swap Shop. People travel from all over to see the attraction doubling as the world’s largest drive-in and flea market, with everything from flower shops to tire stores and indoor go-kart racing.

Magnet courses at Dillard High School

Students are zoned for Broward County Public Schools, which Niche rates as the 3rd best district in the Miami area and begin their education at Dr. Martin Luther King Jr. Montessori Academy. The elementary school and Parkway Middle School have overall C grades from Niche. Students interested in STEM or performing arts careers can enroll in the magnet courses offered at Parkway Middle. At C-plus-rated Dillard High School, specialized magnet programs in performing arts and emerging computer technology are available to students. The Dillard Center for the Arts provides dance, music, theater and visual arts training.

Park honoring local activist

Locals can venture less than a mile east of the neighborhood to get fresh air at Reverend Samuel Delevoe Memorial Park. The 36-acre green space honors one of the city’s first Black police officers, who served as a community activist, politician and civil rights leader. The park feeds clean energy to the surrounding community through its large solar canopy, which also provides shade for fitness equipment. With a small lake and portions of the North Fork New River meandering through the park, locals take advantage of opportunities to fish and kayak. There are also basketball courts and a playground for kids to explore. Smaller pocket parks are scattered throughout surrounding neighborhoods, including Lafayette Hart Park. People can get together for a game of basketball or volleyball, take the kids to the shaded playground or relax at one of the picnic tables canopied by a large pavilion. The sandy shores of Fort Lauderdale’s beaches are within 6 miles of Boulevard Gardens—Head east along West Broward Boulevard for waterfront views, shops and restaurants.

Railway and bus stops link to Fort Lauderdale

Tri-Rail and Greyhound Bus stations are on either side of West Broward Boulevard. The thoroughfare also connects locals to the arts and culture, riverwalk and local shops and restaurants in downtown Fort Lauderdale, roughly 3 miles away. With Interstate 95 nearby, residents looking to travel outside the state can drive nearly 9 miles south to the Fort Lauderdale-Hollywood Airport.
