Classic Florida community just 4 miles from Fort Lauderdale

Flamingo Park is a small urban enclave where old-school Florida charm meets convenience. "Proximity to downtown is probably the main appeal," says Teresa Garcia, a Realtor with United Realty Group Inc. and Flamingo Park resident. "However, my favorite thing about the neighborhood is how eclectic it is," she says. "There's so much diversity in the architecture and the people. There are people who have lived here their whole lives, people whose parents owned the home before them, people who are brand new to the area… there's a range of everything and everyone." The neighborhood's proximity to the Intracoastal Waterway and its narrow shaded streets are just a couple more things adding to its character. "It's magical when you go under those canopies," Garcia says. "It's something not many can get now." But while the community might feel like a get-away, it's actually extremely close to major transportation infrastructure like Interstate 95 and the Fort Lauderdale Tri-Rail Station, making Flamingo Park a popular choice among city commuters.

Proximity to I-95, Fort Lauderdale Tri-Rail Station

Flamingo Park is a popular place for city commuters to live because of its proximity to major infrastructure, such as Interstate 95, which borders the neighborhood, and the Fort Lauderdale Tri-Rail Station, about 2 miles away. Something to remember is that the tracks run through the neighborhood and are used by commuter and cargo trains. This means passing trains can often be heard, and a subtle shake may be felt throughout the community, especially when CSX trains are running. There is also some highway noise, but barrier walls help to muffle it. On top of easy access to highways and public commuter trains, residents are close to several public Broward County Transit bus stops, which sit along Davie Boulevard, one of the community's most popular thoroughfares. These transportation options make it easy for commuters to travel 4 miles into the city's center, where there are countless employers and industrial warehouses. Interstate 595 is a bit farther away but still close enough to make it easy for residents to hop on the highway and head toward the ocean or farther inland. Fort Lauderdale-Hollywood International is the nearest major airport, about 7 miles south of the neighborhood. It's also 3 miles from Broward Health Medical Center, a level I trauma center.

Smaller homes built between the 1940s, 1970s

Flamingo Park is full of old-school Florida charm thanks to its colorful, flat-roofed ranches with yards flooded with tropical greenery. "Back in the day, these used to be people's vacation properties," says Garcia, who's been selling in the area for over 20 years. "Some of them are getting redone now or have already been renovated, and they're really cute," she says, highlighting that since most homes here were built between the 1940s and 1970s, updates are more frequently needed. This also means that there are a fair few fixer-uppers here. They tend to be smaller and sell for somewhere in the mid-to upper-200,000s. Then, some already updated or meticulously maintained options sell for between $370,000 and $525,000. Many have between two- and four-bedrooms and are on landlocked plots, but a few properties wrap around inlets of the South Fork New River. Homebuyers who choose to live along the water may want to keep in mind that Southeast Florida is vulnerable to hurricanes, and while the neighborhood as a whole has a minor risk of flooding, that risk increases near the forks of the river and along Davie Boulevard.

Just 6 miles from Las Olas Beach

Flamingo Park is the neighborhood's only park, and it tends to be pretty quiet in terms of foot traffic. This small space has a 2-acre shaded lawn, sometimes used for picnicking, and colorful playground equipment where kids can swing and climb. Since Fort Lauderdale is home to several massive green spaces, Flamingo Park is mainly used by community members, who generally walk or take a cab due to a lack of parking spaces. Snyder Park is a more active outdoor space, and it's located about 4 miles away. This 90-acre recreational behemoth is one of the city's most popular parks, featuring a slew of amenities like a butterfly garden, a nature trail and a disc golf course. A major selling point of this community is its proximity to the beach. "In my opinion, what sets Flamingo Park apart from other neighborhoods in Fort Lauderdale is proximity to the Intercoastal Waterway and easy access to the ocean via the New River," says Realtor Alice Ferrer with Coldwell Banker Global Luxury. "Most people in the area are avid boaters," she adds, noting that many coast along the New River into the Intracoastal. She's been selling in the area since 2004. One of the area's most famous beaches is Las Olas Beach, just over 6 miles away.

Shopping, dining along Davie Boulevard

Since many of the roads here have sidewalks, it's easy for residents to walk to Davie Boulevard, a busy thoroughfare lined with stores and restaurants on the north end of town. Ideal Food Basket is a grocery retailer with locations in Pennsylvania, New York and Florida, and its Fort Lauderdale location is just outside the neighborhood. It offers everything from daily essentials to fresh meats and produce. When it comes to eating out, there are several options within the community. Flanigan's Seafood Bar and Grill is a wildly popular local chain that prides itself on having a menu with "something for everyone." This includes everything from classic cheeseburgers to blackened mahi-mahi. Taqueria El Paisa is another popular spot known for its authentic Mexican cuisine. For even more variety, residents can head into downtown Fort Lauderdale or the oceanfront, where dozens more options await.

Stranahan High School offers career-based programs

The neighborhood is served by Broward County Public Schools, which includes Riverland Elementary School, graded a C on Niche; New River Middle School, graded a B-minus; and Stranahan High School, also graded a B-minus. Stranahan High offers an Integrated Career and Academic Networks/ICAN Program, which allows students to enroll in one of several academic pathways, including medical sciences, social and behavioral sciences and education.

Community gatherings at Riverland Branch Library

The Riverland Branch Library is on the edge of town and is a popular spot for community gatherings. It offers various activities, including craft nights, toddler story times, weekly meditation sessions and more. And because the neighborhood is just 4 miles from the Fort Lauderdale city center, residents can easily attend city-sponsored events downtown. This includes the Las Olas Art Fair, a festival highlighting the works of more than 300 artists from around the world. It's held on Las Olas Boulevard every January and is consistently ranked as one of the top art festivals in the U.S.
