Nestled among the canals of Fort Lauderdale, Hendricks and Venice Isles is a waterfront enclave that offers upscale homes—primarily condos—in a covetable location. There's direct access to Las Olas Boulevard, a buzzy commercial corridor that leads to downtown Fort Lauderdale, just to the west. East of the neighborhood, the Intracoastal Waterway and the oceanfront are a short drive away. “You have easy access to the beach, and you’re conveniently located to downtown, where you have all the restaurants, bars and galleries,” says Andy Ziffer of Compass, a luxury waterfront specialist and longtime city resident. “It’s a good opportunity for both full- and part-time residents who want the ultimate Las Olas waterfront experience.”

Luxury condos, new townhouses and multimillion-dollar single-family homes

The two main islands for which the neighborhood is named are the only two areas in Las Olas zoned for multifamily buildings. That means housing consists primarily of condos, with townhouses and single-family homes mixed in. “Historically, that area has been dotted with really cool midcentury architecture, but many of those buildings are being razed to build five-story boutique condos,” says Ziffer, who adds that the zoning prohibits structures taller than 55 feet. Boats line the canals, as most properties include private docks. Condos range from around $1.3 million for boutique options to over $3 million for luxury units in newer buildings. Townhouses, which include such conveniences as attached garages and private backyards, are priced from about $1.5 million for established properties to over $4 million for contemporary luxury residences that are among the neighborhood's newest. “As expensive as they are, they offer an affordable entry into Las Olas,” says Ziffer of the multifamily options. Single-family homes, which are concentrated on the neighborhood’s smaller islands along Gordon Road, command the highest prices, typically ranging from $5 million to $7 million. The neighborhood is at a high risk of flooding and heavy winds during hurricane season, and insurance rates will reflect that.

Las Olas Boulevard "is our Rodeo Drive"

Nearby Las Olas Boulevard is Fort Lauderdale's main thoroughfare and is lined with all manner of restaurants, shops and cultural attractions. Louie Bossi’s Ristorante Bar & Pizzeria is a popular hangout opened in 2015 “that’s become quite the staple in what is considered old Las Olas,” Ziffer says. Among the most established eateries is Ann’s Florist and Coffee Bar, which has been serving the area since the 1970s. Boutiques offer everything from designer clothing to high-end jewelry to luxury yachts. “Las Olas is our Rodeo Drive, our Madison Avenue. It’s pedigree,” Ziffer says. The street also features many of the city’s cultural attractions. The NSU Art Museum, the Museum of Discovery & Science and the Broward Center for the Performing Arts are all within walking distance of each other.

Rio Barcelona Canal provides easy access in and out of the neighborhood

Residents can hop in their boat and, within minutes, be cruising the Intracoastal Waterway or the open waters of the Atlantic Ocean. The Rio Barcelona Canal immediately north of the isles provides access in and out of the neighborhood. “It’s a beautiful waterway with amazing estates on each side,” Ziffer says. “It’s a prized place to boat.” On land, if residents turn left instead of right on Las Olas Boulevard as they leave the neighborhood, they have direct access to popular waterfront destinations. Las Olas Intracoastal Promenade Park offers the chance to watch a parade of cruise ships and cargo ships from Port Everglades. Las Olas Oceanside Park, known locally as The LOOP, is an active green space where visitors gather for weekend markets, summer movie nights and concerts at the park’s amphitheater. The adjacent Las Olas Beach is considered the city’s premier destination for oceanfront recreation.

Fort Lauderdale High is an A-rated school

Broward County Public Schools serve the neighborhood. Students can start at Virginia S. Young Elementary, a nearby magnet school rated A-minus by Niche. From there, they can move on to Sunrise Middle, a B-rated school, and Fort Lauderdale High, an A-rated school. Fort Lauderdale High features the Cambridge International and Pre-Law and Public Affairs magnet programs.

Easy access to bus and commuter rail

There are bus stops along Las Olas Boulevard and the bus can be taken directly to Fort Lauderdale Station, where riders can transfer to the commuter train, linking to Palm Beach and Miami. The boulevard intersects with U.S. Highway 1 and Interstate 95. Both major highways allow for convenient travel to other major cities along the coast. Miami is about a 30-mile drive south. Fort Lauderdale-Hollywood International Airport is located about 5 miles south of the neighborhood.

Events

Nearby Fort Lauderdale Beach Park hosts one of the city's signature events, the three-day Tortuga Musical Festival each spring. A premier event for neighborhood boaters is the Fort Lauderdale International Boat Show each October. The festivities are based at Fort Lauderdale's Broward County Convention Center, but they also take place at six other locations along the city's coast.
