Pros and cons of Melrose Manors

Less than five miles west of downtown Fort Lauderdale, Melrose Manors is an up-and-coming, centrally located suburb. The neighborhood's strengths come from a central community center and relatively affordable homes. However, properties are older and more urban, meaning street noise and smaller lot sizes. "A lot of homes here are being redone," says Anne Goldberg, Realtor at COMPASS Realty's Fort Lauderdale office. "It's really a growing area. Houses are moving quickly off the market, and I mean, why not move here? There's a nice park, and it's really accessible to everything — to the airport, the beach, wherever you want to go."

Local park and community center

The central Riverland Park has well-maintained amenities, including a pool, playground and sports courts. It is also home to an active community center. Kids flock to the park after school to play outside, attend youth sports or participate in the community center programs. "The after-school play program and summer camps are some of most popular — and people are always asking about our youth cooking program," says Gregory William Jr, the Riverland senior recreation program coordinator. The center also has programs for teens, offering field trips and volunteer opportunities. "We try to be mentors to the teens here," Williams adds.

Events at Riverland Park

Riverland Park is a gathering place for neighborhood kids any day, but occasionally, the city plans community events there as well. In the past, the park has also hosted food truck events, poolside community movie nights, and live performances during Black History Month.

Midcentury ranch homes at affordable prices

This compact suburb is lined with examples of 1950s ranch-style architecture, with low-slung buildings and classic carports. Mid-century Modern influence can also be seen among some of these homes, especially those built in the 1960s and 1970s. The neighborhood has about a 50/50 mix of renters and owners, but for those looking to buy, most homes go for $300,000 to $500,000, based on the recency of renovations. The price is a good deal for Fort Lauderdale, as the average home price in Melrose Manors is nearly half the city average. There is no homeowner's association, so the streets are filled with various paint colors, and cars can park on the street without a problem.

Five walkable schools within the neighborhood

It's common to see kids running around in Melrose Manors because five schools are within its residential streets. For private options, Baldwin Academy offers a Pre-K through sixth-grade education. There is also a Catholic elementary school and high school. For public school zoning, the neighborhood is split in half. The east half attends Riverland Elementary, which is in the neighborhood and is rated C on the website Niche. Then it's on to New River Middle, rated B-minus. Kids who live on the west half are zoned to start at Westwood Heights, also within the neighborhood and rated C-minus. These kids move on to Parkway Middle, rated C. Regardless, all Melrose Manors kids get funneled into Stranahan High School, rated B-minus and known for its magnet programs in engineering, medical science and business.

Walmart and some standout Cuban restaurants

Riverland cuts right through the neighborhood — a major thoroughfare that connects several take-out restaurants and a Walmart Supercenter, all right within the neighborhood. A few popular restaurants include Sista Sara's Crab House for seafood and the tried-and-true Flanigan's Seafood. And Sunshine Bakery and Santa Barabara Coffee Shop are highly rated as some of the best Cuban tastes in the city.

Bus lines only run along Broward Boulevard and Davie Boulevard, so it can be a bit of a walk if those deeper into the neighborhood want to take the bus. By car, the direct access to Interstate 95 makes travel very convenient. And the Fort Lauderdale Tri-Rail Station is located right within the neighborhood, offering high-speed trips to Miami or Boca Raton. Melrose Manors is also 4 miles away from the Fort Lauderdale-Hollywood International Airport. However, proximity to the Interstate, train tracks, and airport means significant noise pollution, especially in the east half of Melrose Manors.
