Quiet community with boating access near downtown Fort Lauderdale

Riverland Village is a quiet neighborhood with older ranch-style homes and lush, tropical foliage in Fort Lauderdale. Located just five miles from downtown, the neighborhood has only recently been discovered as more and more homeowners fix up properties to sell. "It's kind of a hidden secret; a lot of people are not familiar with it," says Denny Dewberry, a Riverland Village resident of 23 years and Realtor with LoKation Real Estate. Riverland Village appeals to families for its nearby parks, grocery stores and pipeline of schools. Locals enjoy a nautical lifestyle, hauling their vessels a few blocks south to the New River. "There's a neighboring ramp that goes from here to the Intracoastal that will take you to the ocean, with only one fixed bridge on Interstate 95," Dewberry says. "Having no fixed bridges is a big plus."

Midcentury ranch homes in Riverland Village

Riverland Village's streets are full of midcentury ranch-style homes with two to four bedrooms, brightening the neighborhood with yellow, blue and orange hues. Many date back to the '50s but have been partially or fully renovated. With a median lot size of over 8,000 square feet, many feature backyards large enough for decks or pools. Palm trees, birds of paradise and royal poincianas add even more color and some additional privacy. Some homes have carports or attached garages big enough for one car and driveways large enough for a boat. Most streets are also flanked by sidewalks for easy pedestrian access. Move-in-ready homes are on the market for between $400,000 and $600,000.

Walking distance to pickleball, basketball and playgrounds

Tennis and pickleball are popular pastimes, with courts at Benenson Park on the neighborhood's north side. Locals can picnic under the shaded gazebo, walk on the paved path, or play on the playground at Ann Herman Park. Located about a mile away at Sheridan Technical High School, Sunset Park is a 12-acre space with shaded basketball courts. Students work towards future careers at Sheridan Technical High School

Families can walk their children to Stephen Foster Elementary, which is located in the neighborhood and receives a C-plus from Niche. New River Middle is located just south of the neighborhood and earns a B-minus. Stranahan High is located about 3 miles away and earns a B-minus. Teens may apply to attend Sheridan Technical High School, earning an A grade since its inception in 2015.
