The north fork of New River runs along Washington Park, a resilient suburb of Fort Lauderdale. For years, devoted residents have worked hard to provide provisions and support for their neighborhood. A public computer lab, safe parks near the water, a massive local flea market and even a cultural library allow Washington Park’s locals to feel nurtured by their neighbors, a feeling that’s only grown since the first homeowner association was formed over 30 years ago.

Spanish Revival architecture is quite popular, so colorful houses commonly display terracotta shingle roofs. Priced between $250,000 and $600,000, many properties sell for an average of $400,000. Planned, rectangular blocks are lined with palm trees. Small driveways have basketball hoops and single-car garages. Developments typically offer tight lawns and plenty of sidewalk space, though only on one side of the street. “The houses are pretty good sizes,” says Rodney Watkins, a nine-year local. “Everyone is close, so everyone knows each other! When someone new moves in, it’s no secret.”

The Swap Shop
Residents can find classic southern plates at Betty’s Soul Food and Snapper’s Fish and Chicken. And although the Walmart Supercenter is just a few miles south off W Broward Boulevard, the Swap Shop remains a locally loved hub in Washington Park. “The Swap Shop is basically a huge flea market,” Watkins says. “When you say ‘Swap Shop,’ everyone knows what you’re talking about. It’s the largest flea market in South Florida.” The two-floor building doubles as a drive-in movie theater open every day of the year. Between its neon signs, hundreds of vendors and sports cars on display, the Swap Shop is a local treasure.

Fort Lauderdale's annual festivities
Only 3 miles from Downtown Fort Lauderdale, Washington Park residents can share in the city’s annual events and festivals. From the Seminole Hard Rock Winterfest Boat Parade to the Food & Wine Festival, the city provides hundreds of events throughout the year for locals. Closer to home, the African-American Research Library and Cultural Center sits on historic Sistrunk Boulevard. One of only three of its kind, the library and cultural center provides an auditorium and exhibit areas. Public schools with generational legacies
Students in Washington Park can attend Broward County Public Schools. “There are a lot of families in the area,” Watkins says. “Generations have stayed and watched their kids grow up here.” Martin Luther King Elementary is a magnet school earning a C on Niche. Its clubs include debate and recycling. Parkway Middle School also earns a C on Niche and offers a variety of sports, including volleyball, tennis and basketball. Dillard High School first opened in 1907 and enrolls students in grades 6-12. With a C-plus on Niche, the school is part of the Broward County Athletic Association, the second-largest high school athletic conference in the state.

Lafayette Hart Park at the heart
The Lafayette Hart Park community center has been open since 1975. Considered safe and popular, the park provides a playground and picnic area, as well as basketball and volleyball courts. Community meetings are held in the center, along with a variety of free kid’s programs. Reverend Samuel Delevoe Memorial Park also has a community center with a computer lab. The park itself has a boat ramp and allows fishing on the lake. Residents can admire public art along the biking and walking paths. Washington Park provides a Tri-Rail station off Broward Boulevard. The station has a park and ride, as well as a Greyhound Bus stop.
