Edison Park Historic District near downtown Fort Myers
Historic Edison Park is a classic old Florida community of stately single-family homes located south of downtown Fort Myers. Named for famed inventor Thomas Edison, who vacationed here in the 19th and 20th centuries, this neighborhood is sought after as much for its location as its vintage vibes. “The market is pretty steady here. You’re close to everything -- downtown, schools, Lee Memorial Hospital,” says Realtor Brehna Hovland of Hovland Realty, who has more than 5 years experience in southwest Florida. “That’s really all there is to it, the historic charm and how convenient it is,” says Re/Max Realtor Adam Sheets, a Fort Myers local with over 10 years experience.
Historic manors and ranch-style homes outside Fort Myers flood zones
Prices in Edison Park start at just under $300,000 for midcentury ranches and quickly rise to about $1.2 million for large estate homes in styles like early 20th-century Mission, Spanish Eclectic and Monterey. “All of the houses have a lot of character. Not one of them is cookie-cutter, so there’s a lot of charm,” Sheets says. Edison Park’s 10- to 20-foot elevation means it is one of the few Fort Myers communities not in a flood zone. “It’s close to the water, but not too close,” Hovland says.
Edison & Ford Winter Estates and outdoor recreation nearby
Thomas Edison’s old vacation home is part of the Edison & Ford Winter Estates, a collection of historic buildings once used as winter escapes for the inventor and several of his famous friends, including Henry Ford and Harvey Firestone. The estates are open for tours and events. To the west, Wes Nott Park and Lions Park offer additional outdoor recreation, including a fountain and sitting area and areas for soccer, tennis and basketball.
Lee County elementary and high schools with arts programs
The Lee County Public Schools district allows open enrollment within designated zones. Elementary options for Edison Park include Orangewood, which gets a B-minus from Niche, and Edison Park Creative & Expressive Arts School, which gets a B. Older students may continue to C-rated Fort Myers Middle and A-rated Fort Myers High. On the neighborhood’s southern edge, the high school is within about half a mile of most homes. It offers several magnet programs, including an International Baccalaureate Programme and academies of law, teaching, and finance.
Downtown retailers, restaurants and entertainment
The Downtown Fort Myers Riverfront District blends Old Florida architecture with modern amenities. Tall palmettos and sherbert-hued Spanish Colonial storefronts filled with art galleries and trendy eateries line First Street. The district closes to cars in favor of pedestrians, local vendors and live music on Friday evenings in the summer. Fort Myers’ biggest annual event is the Edison Festival of Light, which brings thousands downtown for two weeks of concerts, parades and activities celebrating Thomas Edison and his most famous invention. Sheets says locals tend to steer clear of the area during the festival. For groceries, there's a Publix a few blocks away. The closest Walmart is in North Fort Myers, across the river.
McGregor Boulevard provides access to the surrounding Fort Myers
McGregor Boulevard runs along the riverfront past the west side of Edison Park. Sheets says the main road is not quite a highway, but nonetheless one of the busier streets in town. “It turns into brick pavers close to Edison Park. The city just did that to add to the historic feel of the area,” he says. LeeTran buses pick up from stops on McGregor near Edison Park. Several routes provide transport to downtown and Lee Memorial Hospital, but both destinations are within about a mile of the neighborhood, so Sheets says most residents choose to walk or make the quick 5-minute drive. Edison Park's CAP Index crime score is 6 out of 10, higher than the national average of 4.
