Revitalized downtown brings homebuyers to Calhoun Place
Head north on Fort Wayne’s split-lane highway, U.S. Route 27, from Calhoun Place, and downtown's shopping, dining and baseball are 2 miles away. Head south, beyond the point where the highway returns to normal two-way driving, and a more rural lifestyle begins to unfold. And then, "once you leave that neighborhood, you’re headed toward Decatur Road,” says broker Tim Tower of Century 21 Bradley Realty, Inc., of the stretch of the same byway that leads even farther into the country.
Calhoun Place is largely a residential spot but America's pastime helped make nearby downtown a weekend magnet. In 2009, the city's baseball team, the Tin Caps, opened a new city-center stadium. "Hotels, restaurants, shops and employment opportunities all followed,'' says Realtor Robert Watson of North Eastern Group Realty. As a result, the neighborhood has seen some developments crop up closer to homes, most of them fast food chains on the north side. Affordability is a major factor as well, as its homes fall below the price tag of both Fort Wayne and the national average.
First time buyers draw to neighborhood's historic feeling
Parallel residential streets fill in the gaps between and around both lanes of U.S. 27. These midcentury streets are narrow, leaving little room for cars to park. With home lots averaging less than a tenth of an acre, the private driveways between them are tight. Homes in Calhoun Place are older than many houses found farther south in the city but a few decades younger than those to the north in areas such as West Central. "People love that historic feeling," says Watson. "The West Central area just exploded with renovations, making it unaffordable for first-time homebuyers. Calhoun Place is a great alternative." Properties here typically date back to the 1920s and '30s, giving the community a different aesthetic. Buyers will find mostly bungalows and foursquares that appear simple and neat from the outside. The typical three-bedroom floorplan sells for between $65,000 and $220,000.

A choice of two local parks
There are no parks in Calhoun Place, so residents will need to drive a mile northeast to Weisser Park. This area has a dedicated disc golf course, a pastime that’s growing in popularity. Athletes of all sorts will be happy with the baseball diamond, basketball courts and tennis courts. The aptly named Weisser Park Elementary sits adjacent, meaning kids can walk over after class. Residents of the homes on the community’s west side can opt instead for Packard Park, which has mini soccer pitches and its own baseball diamond.

Fast-food chains are close by
Because Calhoun Place is right along U.S. 27, the noise level is high. First Street deems the neighborhood “active,” with a sound score of 75. Residents at the northern end of the community can walk to nearby spots like Lee’s Famous Recipe Chicken and Baba’s Steak and Lemonade. The closest grocery store, Than Saigon Oriental Market, lies a quarter-mile north. This grocery serves a variety of fresh produce.
Hitting the books and joining IB programs at local schools
Students can attend Weisser Park Elementary, which earns a B-minus from Niche. Kekionga Middle gets a C-plus. South Side High rounds out the list with a C-plus as well. This high school offers an International Baccalaureate program for juniors and various sports for all grades.

Getting around Calhoun Place via Lafayette Street
Commuting downtown is a breeze for residents of Calhoun Place, thanks to the immediate accessibility of U.S. 27 which forks into two one-way segments heading north for 2 miles toward Downtown Fort Wayne. The drive lasts about eight minutes. Public transportation is readily available, with several Citilink stops along South Calhoun Street. The 2-mile bus ride lasts half an hour. Fort Wayne International Airport is nearly as close as downtown, making for a 7-mile, 12-minute drive southwest of the neighborhood.
Flooding in Fort Wayne
Fort Wayne had several major incidents of flooding in the 20th century, due to the city’s three intersecting rivers. St. Marys River is the closest to Calhoun Place, winding through the city about a mile and a half from the neighborhood’s west side. Because the river is a fair distance from the homes in Calhoun Place, flooding is less of a concern here.
