Something old and tons of new
Creighton Home, nestled among the residential neighborhoods of Fort Wayne's south side, offers the appeal of established housing in proximity to an array of modern amenities. Residents enjoy access to parks, retail and dining and a buzzy downtown in one of the city's fastest-growing areas. “The city of Fort Wayne has pumped millions into the south side,” says Ben Ruhl, a Realtor with Mike Thomas Associates and south side resident. “They’ve installed new sidewalks, alleyways and art projects.” Adds Ruhl, “The Packard Area Planning Alliance, which is a collective of 18 neighborhood associations, has been working with the city on planning and investment for renovations and historic preservation. There’s just a really positive energy in this area.”
First-timer Foursquares
Multi-level frame houses populate the neighborhood's streets among a collection of housing built in the first few decades of the 20th century. The prominent dormers of American Foursquares, which also offer welcoming porches, peek out from many of the architecturally iconic homes. The gambrel roofs that signify the Dutch Colonial Revival style are a common sight as well. The occasional cozy ranch-style home can be found mingling with the larger dwellings. Prices typically range from the low $100,000s to the mid-$200 000s, although some of the neighborhood’s largest renovated homes can list for as much as $400,000. And you don’t have to be an established homeowner to own and established home. “We still have a lot of homes that are perfect for first-time buyers,” says Ruhl. “This is a really good place to get started.”

Markets in former industrial spaces
Concentrated just north of the neighborhood are several eateries, including the popular Mad Anthony Brewing Co., a staple of the south side for more than 25 years. Across the street is George’s International Market, which offers an extensive selection of products for the discerning grocery shopper. And close by along the Boulevard Street corridor is Electric Works, a contemporary gathering place for south side residents that is one of the city’s newest developments. “They’ve completely renovated the old GE factory,” says Ruhl, “and now it includes office space, living space, restaurants and even a public market. That’s become a really big attraction for the south side of town.” Union Street Market is the featured attraction, and it includes an array of casual dining options with a focus on local products.

Growing green spaces and mindfulness
Residents enjoy proximity to several parks on the south side, which features more green spaces than other areas of the city. Lutheran Park in the adjacent Historic South Wayne neighborhood is known for its meditation garden but also offers a splash pad for younger residents. Packard Park, located along the Fairfield Avenue corridor less than a mile south of the neighborhood, will be the site of a major renovation in 2024. Plans include lawn space for events, new walking trails, more children’s playscapes and the addition of public art installations. The main recreational attraction on the south side is Foster Park, located south of the neighborhood along the banks of the St. Marys River. “Forest Park is a big draw,” says Ruhl. “You have the park itself, but there’s also a golf course and they just added new courts for pickleball, which everyone loves, and there’s a 2-mile walking track around the park that connects to the river greenway.”
