Charming architecture beside Fort Worth's Cultural District

For Texans drawn to the arts and aesthetics, it's hard to imagine a richer way of living. In Arlington Heights, a residential neighborhood beside Fort Worth's Cultural District, well-preserved early 20th-century cottages dot tidy little lawns with small gardens and sprawling oak trees. From their homes, residents can walk through the neighborhood, enjoying its scenery, to some of the city's top cultural offerings – the Fort Worth Botanical Gardens, Will Rogers Memorial Center and Dickies Arena, to name a few. West 7th Street offers ample shopping and dining just beyond the Cultural District, and downtown Fort Worth is just 4 miles away. "I live in Arlington Heights, and I love it," says Realtor LaraJane Pugh. "It's my preferred market to sell in. I can't imagine living anywhere else."

Craftsmen, Tudors and bungalows

Arlington Heights's picturesque neighborhood streets are home primarily to early 20th-century Craftsmen, Tudors and bungalows. "The home styles attract buyers to this neighborhood," says local Realtor Thurman Schweitzer. "They're all period homes." He describes the neighborhood's streets as heavily tree-lined with well-maintained yards. Price is another factor attracting buyers to the neighborhood: "The prices north of Camp Bowie are generally higher, and south of 30, the prices drop. We're the sweet spot right in the middle," Pugh says. Sales prices can start as low as $300,000 for one of the neighborhood's original bungalows and sometimes exceed $1 million, as recent buyers have begun tearing down old houses to replace them with custom new builds. "There's quite a bit of flippers in there, restoring homes," Schweitzer says. "There are some neat old homes, but there are a few that need a little love. The biggest price differential is definitely the condition of the property." Though larger, some of the new builds honor the neighborhood's architectural legacy by imitating its original design principles; others opt to reflect the current times with styles like the modern farmhouse. In general, home values concentrate around $400,000 to $700,000.

Learning in the Fort Worth Independent School District

Students attend schools in the Fort Worth Independent School District, which scores a B-minus grade on Niche. They start at South High Mount Elementary School and Stripling Middle School, both of which have B-minuses, before continuing to Arlington Heights High School, which has a B-plus. While at Arlington Heights, students can receive college credit through on-campus courses dually enrolled with Tarrant County College Trinity River.

A community center, the Fort Worth Botanic Garden and the Fort Worth Zoo

For new residents who want to get to know their neighbors, Pugh recommends checking out the Thomas Place Community Center. Kids can make friends at the community center's summer camps, parents' night outs and annual Back to School Bash, and adults can stay active, learn new skills and mingle in classes like tai chi and woodcarving. Parents with active children take them to Sanguinet Park across Camp Bowie to let their energy out. When they're up for a bigger activity, they might head to the elaborately landscaped, 120-acre Fort Worth Botanic Garden – the oldest public garden in Texas – or the Fort Worth Zoo, home to over 7,000 animals and named one of the nation's top zoos by major publications like the Los Angeles Times and USA Today.

Dining on Camp Bowie and shopping on West 7th Street

Camp Bowie is lined with local restaurants like Uncle Julio's, a Tex-Mex staple; Lucile's, which serves classic American fare like chicken fried steaks and martinis; and Tokyo Café, an elevated casual Japanese spot. Schweitzer notes that Curly's Frozen Custard, a walk-up ice cream shop with picnic tables, and Winslow's Wine Café, which serves pizza by a fire pit, are local favorites and that both are walkable from the neighborhood. For groceries, residents can pick up gourmet goods from Roy Pope Grocery or head to the Central Market just across I-30 from the neighborhood, where they can also run errands at World Market, Men's Warehouse and The Container Store. Heading east down Camp Bowie takes residents to West 7th Street's Artisan Circle, a five-block upscale retail plaza with bars, restaurants, boutiques and a movie theater.

A walkable neighborhood with easy freeway access

Arlington Heights is 4 miles from downtown Fort Worth and 35 miles from Dallas. "The location is amazing,” Schweitzer says. "It's in between some of the best museums, good freeways and the Dickies Arena." With a 65/100 WalkScore, "It's a very walkable neighborhood," he says. "You'll see people out walking about." Residents can walk to local restaurants on Camp Bowie, spots within the neighborhood like Stripling Middle School and the Thomas Place Community Center and all the museums and venues in the Cultural District. "When we go to Dickies, my husband and I will Uber there, and we can walk home," Pugh says. Schweitzer says that though many Fort Worth neighborhoods are walkable, there are extra walkers in Arlington Heights because of the neighborhood's scenery. Transit options include the Trinity Metro bus around Fort Worth and trains to the DFW Airport and Dallas. Fort Worth's Medical District is about 3 miles away and houses the Cook Children's Medical Center and Medical City Fort Worth.

Discovering Fort Worth's Cultural District

Arlington Heights sits beside Fort Worth's Cultural District, home to established and acclaimed cultural institutions like the Modern Art Museum of Fort Worth, the Fort Worth Museum of Science and History and the Kimbell Art Museum.
