Fort Worth suburb seeing investment and development

As more new construction and development comes to the area, Echo Heights is a Fort Worth neighborhood on the rise. "There are a lot of renovations going on in that neighborhood," says Angie Graham, a local Realtor with Century 21 who has been selling homes in the Dallas-Fort Worth area for 15 years. The suburban neighborhood is coveted for its convenience, being less than 10 miles from Downtown and about 11 miles from Central Arlington. Industrial development has worked its way into Echo Heights, but the community maintains its small-town charm. "It's an established part of Fort Worth,” she says. People know the name. It's an area known for its stability, so money is being thrown into it to bring it back to what it was 20 years ago."

Mid-century ranch-styles and new construction homes

The location and HOA-free suburbs are among the main draws to the neighborhood. "The City of Fort Worth has put a lot of money into that neighborhood, so it's a good area for investors in particular," Graham says. Mid-century brick and vinyl ranch-style homes are still common along the streets, with some newer constructions and bi-level houses. Prices typically range from around $120,000 for an investment property to about $355,000 for a house built in the 2020s. The east side of the neighborhood has Willow Springs – a manufactured home community – and industrial buildings. A manufactured home usually goes for under $90,000.

Cash only at H&J Hamburgers

Echo Heights has a handful of local restaurants and businesses along the highways on the area's outer edge. H&J Hamburgers is a neighborhood favorite, offering classic American fare like hamburgers and hot wings. The cash-only eatery is known for its friendly staff and retro design. Off the Bone BBQ is a family-owned establishment near the neighborhood's southern end. Known for its Texas-style smoked meats, Off the Bone BBQ receives high praise for ribs and brisket. Foodland Markets is a few blocks outside the neighborhood on Mansfield Highway. Big-box retailers like Target are about 10 miles outside of Echo Heights.

Walking trails and a playground at Prairie Dog Park

Prairie Dog Park offers an outdoor area near the heart of Echo Heights. Children enjoy the playground while parents can hit the walking trails near the babbling creek that winds throughout the park. There are also tennis and basketball courts for pickup games and practice. Fairfax Park is a couple of blocks away and includes many of the same amenities as Prairie Dog Park, just in a smaller space. Eugene McCray Community Center is a few blocks north of the neighborhood and offers several programs and camps for kids, an indoor gym, and a basketball court.

Basketball legacy at Dunbar High School

Education begins at Sunrise-McMillan Elementary, a C-minus-rated school, according to Niche. Sunrise Elementary opened 100 years ago, going from 16 students in its first year to over 400 pupils today. JM Jacquet Middle School is graded a C by Niche. In 2015, the school was renamed from Paul Laurence Dunbar Middle School to that of James Martin Jacquet, an educator and principal who served the area for 37 years. Paul Laurence Dunbar High School earns a C and is known for athletics, especially basketball. Robert Hughes, Hall of Famer and the winningest coach in the history of high school boys’ basketball, coached at Dunbar High for 32 years. He led his team to three state championships.

Several Trinity Metro bus stops in the neighborhood

Trinity Metro has several bus stops throughout the neighborhood – including more than a dozen on Miller Avenue – so that residents can get around without a vehicle. With Mansfield Highway and Route 287 bordering the community, drivers can hop on either of these major roadways to get around the Metroplex. Route 287 leads directly into Downtown Fort Worth, about 10 miles away. John Peter Smith Hospital is about 6 miles away, across Interstate 35. DFW International Airport is 25 miles northeast, while Fort Worth Meacham International Airport is about 13 miles northwest of Echo Heights.
