A rural Fort Worth community that takes pride in its roots
An East Fort Worth community that developed around a school and winding country road, John T. White continues to take pride in its rural roots. Working farms, ranches, rolling hills and pastures sprawl across its landscape. It’s also known for its canopy of centuries-old oak trees that blanket the neighborhood, which sits south of the Trinity River but 10 miles from downtown. “It's got a rural feel, but we’re still in the heart of the metroplex, and that really draws people,” says James Hook, President of the John T. White Neighborhood Association and Realtor for DKW Realty. “It’s such a beautiful place, and we have some of the last working farms with horses and cattle in the Dallas Fort Worth area within the loop, so it’s nice to see.” Hook has served as president for the last eight years and lived in the neighborhood for 10. A Texas native and originally from Grapevine, 16 miles away, Hook and his wife were drawn to John T. White for its location. “We have great access to Downtown Fort Worth and Downtown Dallas,” he says. “The Cowboys Stadium and the Texas Rangers Stadium are right up the road. I work all over the Dallas-Fort Worth Metroplex, but I can get where I need in a short time. I-30 is our connecting highway, so it’s a straight shot.”

Horse farms, ranches and custom builds surrounded by centuries-old oaks
John T. White towering trees are part of its identity. The Cross Timbers ecological region, a network of forest systems that stretches from Kansas to Central Texas, cuts through the community and locals work hard to prevent development from encroaching on their beloved canopy. “We have a very diverse tree canopy, and they’re a staple for the area,” Hook says. “They’re gigantic, slow-growing oak trees that can take 200 to 300 years to grow.” The centuries-old oaks, mesquites and pines give way to ranch-style homes, two-story brick homes, custom builds. Many properties are zoned for farming and horses. “There are some unique homes in the area. It’s not all cookie cutter or one type of housing,” Hook says. “We have cattle and horse farms and horse boarding facilities, and a lot of land is undeveloped, so there’s room for custom building.” Homes in the community date to the 1980s but many have been built in 2020 as well as new ones under construction. Prices range from the low-$200,000s for a 1,300-square-foot three-bedroom to the low-$600,000s for a 2,300-square-foot four-bedroom. Most properties have multi-car garages, spacious, paved driveways and fenced-in yards. Lot sizes start between 5,000 to 8,000 square feet, but the majority are a half-acre or more. Hook describes home prices for John T. White as mid-range compared to the surrounding area, and the amount of land homebuyers can get is the biggest deal here. “You can still find land here relatively cheap per acre,” he says. “I sell in South Lake, about 15 miles away, and that goes for about $1 million an acre, and here it goes for $100,000 or less. It’s a huge difference in what you can get for your money.” Mockingbird Estates is a 465-unit residential development on the community’s far western side that broke ground in 2021. While a pain point for longtime residents, because of noise and deforestation, the subdivision offers modern three-bedroom dwellings starting in the low-$300,000s up to the high-$500,000s for a four- or five-bedroom.
Surrounded by community parks, a golf club and a nature preserve
The 103-acre Mallard Cove Park has a playground, paved walkways that loop around fishing ponds and shaded picnic space. Spanning 48 acres, Cobblestone Trail Park is within walking distance for residents and features soccer and baseball fields and picnic tables. Less than 3 miles east, Waterchase Golf Club offers a public 18-hole golf course, tournaments and an annual membership pass, which includes discounted fees and advanced tee time reservations. Village Creek Natural Area is 4 miles south and is a 135-acre linear park that includes a fishing pier, a hiking and biking trail and picnic spots within the wooded areas. Sandy Lane Park, which is 2 miles south, is one for sports enthusiasts, with lit basketball and tennis courts, and soccer and softball fields.

Close to shopping and dining options
Most shopping and dining options are off Interstates 820 and 30. John T. White Road. Anchored by ALDI, Eastchase Market provides Marshall’s, Target, Ross Dress for Less and a movie theater. While the neighborhood mostly has fast-food restaurants and national chains, there are a few favorite local spots. Nana’s Kitchen is known for its comfort food, with dishes like meatloaf and chicken fried steak. River Bottom’s Pub is the go-to place for a night out, with pool tables, cornhole, karaoke and live music. Southern Classic Daiquiri Factory, in Woodcreek Village, is another popular restaurant for Cajun fare and frozen cocktails. The shopping plaza is also home to Albertson’s and Family Dollar. Northeast Mall is 6 miles north and offers department stores and more shopping options. “We don’t have many sit-down restaurants, but we have the land to build it, and we’re holding onto that land, and we have the support for it,” Hook adds.

A driven and prideful neighborhood association
The John T. White Neighborhood Association has served the community for over 15 years. “We have one of the largest, most active associations in Fort Worth, we have so much activity in our area,” says Hook. “We fight hard for zoning to keep it as is and protect our green space. It’s not that we’re against development, we want the right type of development.” Fort Worth is a rapidly growing city and East Fort Worth in particular, has been the site of many apartment complexes, multi-family housing and large-scale developments that cut down the area’s trees and deplete its green spaces. The voluntary group works with the city council, zoning commissions and local developers to preserve the community and ensure most of its natural beauty remains intact. “The last 8 years, we’ve been going pretty hard,” Hook says. “We have a group of like-minded homeowners who want the same thing, and that’s what’s great about this neighborhood group. It makes it easier to appeal to the city council and get them in the zoning people’s ear to understand the needs and goals of the neighborhood.” The JTWNA also organizes events, including a spring neighborhood picnic, but Hook says what keeps the community together is its strong spirit. “Although it’s rural, people are very welcoming and friendly,” he says. “A lot of residents have lived here for a long time. We all know each other; people talk to each other and work with each other. “People with tractors will lend their hand.” There is a wastewater treatment plant less than 4 miles east of John T. White. In 2020, it earned a Gold Award from the National Association of Clean Water Agencies. And in the spring of 2024, the Fort Worth City Council passed a series of measures for the Valley Creek Wastewater Treatment Facility, which ranged from pollution limitations to leak detection to an in-depth water conservation plan to bolster safety and sustainability.
Excellent extracurriculars at Fort Worth schools
Fort Worth Independent School District serves the area and is ranked the 13th-best district in Tarrant County, according to Niche. Students can attend Lowery Road Elementary, which has a C-plus rating and offers multilingual educational programs, followed by the C-rated Meadowbrook Middle. Kids can finish their education at Eastern Hills High, which has a C rating and offers volleyball and football teams.
Ten miles from Downtown Fort Worth
Interstate 820 runs along the community’s western edge, connecting to Interstate 30, which runs along John T. White’s southern edge. These routes provide access to the rest of the area. Downtown Fort Worth is 10 miles away, Fort Worth Meacham International Airport is 15 miles away and Dallas is a 24-mile drive. Trinity Metro provides public transportation, and bus stops are up and down John T. White Road. Medical City North Hills is the closest major hospital, 6 miles north.
