Sylvan Heights West is 4 miles from Downtown Fort Worth

With the word Sylvan deriving from "forest" in Latin, it is fitting that Sylvan Heights is filled with tall, flourishing elm and oak trees on each corner turn. Just 4 miles from downtown, this Forth Worth community is primarily residential and within walking distance of several schools. Locals enjoy the proximity to the city's most loved natural attractions while being surrounded by dining and community parks. "It's an up-and-coming area with lots of remodeled homes. It's a mix of generational neighbors, and then you have the younger business professionals who find themselves coming in recent years," says Jesus Alcala, a real estate agent with Duran & Co. Realty Group, which has recently partnered with Monument Realty. "The couple I was working with loved that it was right by 35, and they don't even have to go on the freeway to get to downtown."

Spending the afternoon at Oakhurst Park

Oakhurst Park is on Daisy Lane and is a triangular green space maintained by Friends of Oakhurst Park, which was formed in 2015 after the city stopped irrigating small neighborhood parks like this one. "My clients were looking for a neighborhood where they could walk around without worry," Alcala says. Springdale Park has a big circular trail and swing sets on David Drive. For a different vibe, Riverside Park is about 1 mile south and unfolds with views of the Trinity River and Fort Worth skyline. This green space connects to the Trinity Trail System, giving residents access to hundreds of miles of multi-use trails for running, walking or biking. Additionally, 4 miles south is Gateway Park Synthetic Fields, where locals come for soccer and baseball games played by sports leagues.
