Fort Worth's TCU District is among purple-clad crowds roaring for the Horned Frogs at home football games and neighbors perusing the weekly farmer's market. "TCU has its own vibe and culture," says Brandi Vaughn, a Realtor with Sukaza Realty and co-host of the YouTube Channel "Where to Live in Dallas Texas," informing homebuyers on all things Dallas and Fort Worth. "It's a beautiful neighborhood that literally bleeds purple. When you drive in, there are horn frog statues everywhere. It's a tight knight community filled with alumni and professors." Despite the college comradery, the district comprises longstanding neighborhoods, a respected country club and small shops that serve the generational residents that call it home.

Older styles mix with new
"It's so visually beautiful. It's more of a historic area, with a mix of larger estates in established neighborhoods and student housing," Vaughn says. Big, shady trees line the sidewalks of slightly elevated curved roads where generational neighbors reside in homes built throughout the 1900s. Longstanding neighborhoods like Park Hill, University Place and Bluebonnet Hills offer active community associations that overlook and beautify the area and plan events to foster neighborhood connections. Architectural styles include Tudor Revival, Mediterranean, Colonial Revival, Cape Cod and Mid-Century Modern. Apartments, condos, and townhouses are developing and being occupied by students. However, the student demographic has caused complaints for some families, causing Fort Worth to crack down on "stealth dorms" by implementing zoning rules prohibiting the number of unrelated occupants in a single-family home. Prices typically range from $295,000 for a three-bedroom to $1.3 Million for a luxury five-bedroom.
