Suburbs south of Downtown Frederick

Stretched less than 5 miles from Downtown Frederick are the uniform streets and classic suburban homes of Ballenger Creek. Residents here may frequent Frederick, but the community is technically outside Frederick's city limits. Jennifer Grove, a Frederick local and broker/owner with Bach Real Estate, mentions that folks living in Ballenger Creek want to live in a more suburban environment, with the option of having city amenities to reach in a couple of minutes. "It's just outside the city proper, and because of that, the taxes are lower." There are also several retail centers to the east and major commuter roads north of the neighborhood.

Key Mall and Westview Promenade for local shopping and dining

Several malls are east of Interstate 270 for locals to browse. Francis Scott Key Mall has brand-name retailers like Torrid, Bath and Body Works and Hollister, all orbiting a food court with fast-casual dining spots. There's also Westview Promenade, with Regal Westview, where residents can watch the latest hit movies. There's also a TGI Friday's and MOM's Organic Market for farm fresh groceries. Residents can also venture a mile north for the breweries and shops of Downtown Frederick, including Olde Mother Brewing Company, which has served craft beer and hosted weekly events for almost ten years.

Ballenger Creek Park is within the neighborhood

Ballenger Creek Park is the neighborhood's main green space, with a blooming community garden, soccer and baseball fields and picnic shelters. Locals let their pups run wild at the dog park here, stroll along the tree-lined walkways, and send their kids to one of two brightly colored playgrounds. A couple minutes north of the park on Ballenger Creek Pike is the Urban Air Trampoline and Adventure Park, a popular destination for kids' birthday parties and other events. This indoor center has plenty of trampolines, gymnastics equipment, and an arcade and ball pit. Urban Air also teaches fitness classes and summer camps. History lovers can drive south to Monocacy National Battlefield, where a pivotal Civil War battle took place in 1864, often dubbed "The Battle that saved Washington, D.C." Nowadays, this National Park has a visitor center with an interactive museum detailing the battle and hiking trails along the park's wheatfields and train junctions. Annual historical reenactments are held here on the anniversary of the battle.

Late 20th Century homes on grid-patterned streets

Home values in Ballenger Creek range from $225,000 to $600,000, depending on square footage and lot size. "Ballenger Creek generally has homes from the 1980s and newer; most organized subdivisions have an HOA," says Grove, "There's a nice mix in that area: townhome communities and single-family homes surrounding them, a 55+ neighborhood, one-level ranches and newer 2-story colonials." The neighborhood is divided into several subdivisions, and numerous HOAs maintain them, from Ballenger Crossing HOA to Linton at Ballenger Community Association. Realtor Caryn Gardiner with Compass Real Estate says, "You'll find better home values here than in neighboring counties." Home prices here run lower than those in more densely populated areas like Montgomery County and Prince George's County.

Frederick County Public Schools promote summer reading

Part of the highly rated Frederick County Public Schools, students here attend Ballenger Creek Elementary and Ballenger Creek Middle, both with overall B-plus ratings by Niche. Major highway access to D.C. and Baltimore

Ballenger Creek residents are car-dependent but can access retail, parks or Downtown Frederick in a few minutes' drive. Locals can take I-270 just 45 miles south to D.C. or I-70 just 56 miles east to Baltimore. U.S. Route 340 W leads to the Virginia border in under 20 miles.
