Whether you like going out to try on clothes or having a sit-down meal at the end of the week, having access to it all in your backyard is a modern luxury. Central Park, Fredericksburg is a developing nucleus of new homes in the city, complementing the East Coast’s largest shopping center.

Central Park’s proximity to Interstate 95 is advantageous for Fredericksburg commuters and shoppers alike. “Folks are trying the best they can to be near it,” Realtor John Moulds of Belcher Real Estate LLC says. Drive south on I-95, pass over the Rappahannock River, and look right. If you blink, you’ll miss the planned cluster of homes adjacent to one another with their in-line facades. Built in 2020, all are three stories tall. Residents enjoy modest yards, sidewalk-lined streets and, although garages and driveways are absent, street parking is available. Both brick and vinyl make an appearance on most, but no two homes are the same, avoiding that cookie-cutter stereotype. Approach the three-bedroom, three-and-a-half-bath Colonial Revivals and see features like shuttered windows, pitched roofs, and an overall symmetry. Don’t let their proximity to one another fool you; these homes’ interiors average a deceptively spacious 1,900 square feet with ample room for customization and a private feel. When first listed, most of these sold for around $430,000.

Kids in Central Park can attend Lafayette Upper Elementary, which is reevaluating its approach to academic goals by ensuring more students pass their SOLs than ever before. Walker-Grant Middle School earns a C-minus overall rating from Niche. Aspiring musicians have their pick between the band, choir and orchestral programs at Walker-Grant, establishing a musical background early. James Monroe High School, rated B by Niche, has an orchestra of its own.

For students and adults alike, "there are all kinds of fun things to do in Central Park,” says Moulds. “It’s pretty much the heart of Fredericksburg.” At the aptly named Fun Land, kids can race on the track, team up in laser tag or play a round of putt-putt. Whether you’re planning a birthday party or want to drop in for a Saturday afternoon, it’s a must. If a quieter weekend is more your speed, head over to the Regal Cinema and catch a new release at the theater’s 2D or IMAX screens. For the history aficionados, Battlefield Tours of Virginia offers a guided historical tour of the various structures, memorials and, of course, battlefields in Fredericksburg. It’s just one of many highly rated tours, most of which are at most a five-mile drive away from Central Park.

With so much to do around town, working up an appetite is inevitable. For an upbeat evening of dinner and drink, stop into the Park Lane Tavern for a savory chicken and apple brie or a tavern club. Or, to slow things down, reserve a table at the Melting Pot and enjoy their variety of fondues. Their Thursdate menu is a couple’s dining experience hosted every week, but book ahead because space is limited.

Grocery shopping is convenient in this lively area. Wegmans is technically walkable, as it’s less than a mile away, but you’ll want to drive or at least bike there. You can also take the Fredericksburg Regional Transit, or “FRED,” with stops scattered throughout the area. For other home basics, there’s a Lowe’s and a Target just a couple of parking lots away. Just south of the Plank Road intersection is the Spotsylvania Towne Center, where you can peruse fashion brands like American Eagle and Sephora or grab musical equipment from Guitar Center.

With so much to offer all in one neighborhood, it’s easy to see why Central Park is an up-and-coming hotspot for home buyers. Here, you’re at the center of it all.
