About two miles west of Downtown Fredericksburg, Cowan Boulevard is designated by its namesake road, which connects you to all of the neighborhood’s housing developments.
Well-manicured lawns and tree-lined sidewalks create a peaceful suburban atmosphere, where you’ll find various homes built between the 1990s and early 2000s. Contemporary Cape Cods and Craftsman-style houses are among the most common, offering around 2,000 to 4,500 square feet of living space. While walking on the treadmills at the gym is an option, you can also get your cardio in on a beautiful nature trail. The Rappahannock Canal Path takes you on a 1.8-mile journey along the trickling canal on a paved pathway used for walking, jogging and biking. You can also take the unpaved Smith Run Trail for a more natural outing through the woods.
Students begin their studies at Hugh Mercer Elementary School before completing third through fifth grade at Lafayette Upper Elementary School. They’ll go on to Walker-Grant Middle School, rated a C-minus by Niche and then finish their degrees at James Monroe High School. The high school, which has a B Niche grade, is ranked the 21st-most diverse high school in Virginia. It takes its name from the United State’s fifth president. Similarly, the University of Mary Washington, located just a mile away, was named after George Washington’s mother, who lived her final days and was laid to rest in Fredericksburg.
Her name lives on at Mary Washington Healthcare, a convenient medical facility in the neighborhood with three emergency departments and 60 outpatient units.
