Situated along the Rappahannock River, Hazel Hill is historic Downtown Fredericksburg’s next-door neighbor. “Hazel Hill is very easily walkable to the train station and all the great restaurants Downtown, and just a short drive to a ton of shopping,” says Chris Ognek, Broker and Owner of Q Real Estate. Plus, with fewer commercial businesses around the houses than its Downtown counterpart, residents can enjoy the amenities of Downtown from the comfort of their slightly quieter, more residential community.

Unlike Downtown, homes include a broader mix of condos, duplexes, town houses, and single-family homes. Hazel Hill students attend schools in the Fredericksburg City Public Schools district, the youngest of which start their elementary school journey at Hugh Mercer Elementary School for Kindergarten through second grade, before moving up to Lafayette Upper Elementary School to attend third through fifth grade. They then proceed to Walker-Grant Middle School and James Monroe High School. James Monroe High, which Niche awards an overall B grade, offers a Career and Technical Education program to help students identify their interests and strengthen their post-education goals in subjects like Business and Information Technology and Marketing Education.

Despite being so close to Downtown Fredericksburg, Hazel Hill residents have plenty of outdoor recreation within walking distance. City Dock Park is a public space on the water with a historic dock where residents can come to take in sunset views, launch a kayak, or cast a line. For landlubbers, head to Cobblestone Park and traverse the park’s 10 acres, which includes trails that overlook the Hazel Run stream.

Homeowners in Hazel Hill can walk to a handful of businesses within the neighborhood, in addition to all the commerce Downtown Fredericksburg has to offer. For breakfast, grab a cup of coffee and a breakfast sandwich at 25 30 Espresso. For dinner, try steak and seafood with a southwest twist — plus waterfront views — at Brock’s Riverside Grill, or work your way through the menu at The Alpine Chef, which features authentic German cuisine. On the weekends, work up a sweat at Green Fitness, browse handmade treasures at Darbytown Art Studio, or make your own work of art at Wine&Design. For groceries, hop in the car and head just two miles to Giant Foods. And of course, Spotsylvania Town Center and Central Park Plaza are just 4 miles away, which boast 250+ additional retailers and restaurants.

Another major amenity lies within the Hazel Hills boundaries: the Virginia Railway Express (known locally as the VRE). Commuters can walk to the train and take it to the end of the line, DC’s Union Station, in about an hour and a half. Interstate 95 is also within 3 miles of home, giving Hazel Hill homeowners access to a world of possibilities along the East Coast.
