Coveted Fremont neighborhood with highest-rated school district

Situated at the base of gently rolling hills, Mission San Jose balances old and new with suburban housing tracts that surround the grounds of a historic missionary chapel. Spanish settlers and missionaries established the mission at the end of the 18th century and developed the area as the center of industry and agriculture. Mission San Jose was transformed over time, and natural disasters severely damaged the old church and settlement buildings. Preservationists restored the mission and built a near-perfect replica of its original church throughout the 20th century. While visitors come here to visit the Mission San Jose Chapel and its museum, others call this coveted area home, known for its desirable homes and suburban offerings, most notably its school district. “Most people choose to live here because of the schools. They are the best in Fremont,” says Maggie Ng, a local Bay Area realtor of 13 years at Legacy Real Estate. “The elementary, middle and high schools are all right next to each other and very close to the neighborhood, which is very ideal.” With this education aspect, there’s a strong family-oriented nature. “It’s also a very safe and nice area, and there are a whole lot of families living here, so you’ll see everyone in the community out and about and walking or biking around the neighborhood," Ng says.

Mission-style housing and stately contemporary homes

The neighborhood's tree-lined streetscapes feature well-paved sidewalks lined with homes inspired by Spanish Revival and Mission styles, plus a few traditional ranches. There are also sprinkles of very stately, contemporary properties with luxury interiors further up in the neighborhood's hills. Single-family housing prices range from $1.3 million for a smaller 1,600-square-foot home to $6 million for a 14,000-square-foot, grand villa-style property on a hilltop with panoramic bay views. Other housing options include contemporary-style townhouses, with prices ranging from $900,000 to $1.5 million.

Local bakeries and nearby shopping at Pacific Commons Shopping Center

The neighborhood has a few options for dining and shopping, particularly along Mission Boulevard. The Forest & Flour gluten-free bakery offers muffins, pastries and coffee specialties within its trendy interior digs. California Craft Beer Head is a popular hangout spot with a local beer lineup, while Umi Tea and Ramen serves authentic ramen bowls. Nella Terra Cellers, on the far eastern side of Mission San Jose, offers wine tastings paired with charcuterie boards and outdoor vineyard seating. A few miles west is the highly frequented Pakwan Restaurant for traditional Indian and Pakistani items like tandoori chicken and nihari beef stew. The neighborhood’s small Royal Food Market has eastern European grocery items, such as German breads, or for more standard groceries, the local Safeway is less than a few miles away on Washington Boulevard. The Pacific Commons Shopping Center, four miles west, has tons of big box stores like Costco, T.J. Maxx and Nordstrom Rack.

Neighborhood parks and local nature preserves

There are many opportunities for outdoor recreation around the Mission District. Mission Peak Trailhead-Ohlone College offers a 6-mile hiking route with open valleys and hilly terrain. The Mission San Jose Community Park is less than a few miles north, with green spaces, athletic fields, paved trails and a playground. The Sabercat Creek Trail, just west of Mission San Jose, offers trails along a hilly creek, while directly east is Mission Peak Regional Preserve, a vast natural wildlife hub, where hawks and vultures fly over its winding hiking and biking trails. Next to it is one of the most frequented recreational spots in the Bay Area, Sunol Regional Wilderness. This 6,859-acre park features even more hiking trails, natural swimming areas and camping spots.

Park festivals and downtown food truck events

Community events often take place at nearby Mission San Jose Community Park. The annual Olive Festival in October features food, live music, entertainment and local vendors selling olive-based products, from oils to specialty foods. The annual Holi Festival of Colors is another popular event here that takes place in March. On a more frequent basis, residents can head five miles out to downtown Fremont for its Fremont Street Eats weekly food truck event that takes place from May through October. Locals get to try out some of the area’s best food trucks while listening to live music.
