Farmland meets Fresno
Cecile is a community southeast of downtown Fresno that is full of contemporary homes in relatively quiet subdivisions. The homes that go up for sale tend to get snatched up quickly. Most residences are located north of East Jensen Avenue, and the area south of East Jensen Avenue is largely filled with warehouses and industrial spaces. With restaurants, schools and stores all nearby, Cecile can, in a way, be viewed as the best of both worlds: it’s a place to find a newer home at a reasonable price without sacrificing access to the amenities that make up the rest of Fresno County.
Mountain views are available from many homes in the Cecile area.

California living without California prices
Cecile has an assortment of post-1990s ranch and Mediterranean-influenced styles, as well as some manufactured houses. Home sizes and layouts vary from compact, single-story residences to multi-story builds with well over 2,000 square feet of living space. A couple of the prominent developers in the area over the years have included KB Home and Lennar. Many of Cecile’s blocks include smooth, cement sidewalks and most homes include private driveways and covered parking. Manufactured homes may sell between $60,000 and $160,000, while site-built residences often list from $300,000 to $450,000. The draw to Cecile has a lot to do with the price point, says Brent Cate, Realtor with Modern Broker. “You can get a nice 2000 to 3000 square foot home at a better relative price than many other neighborhoods,” Cate says.

Brand new, convenient schools
Woven into the area’s residential sections are multiple schools, including a brand-new elementary school: Juan Felipe Herrera Elementary School, which just opened in August 2022 and has not yet been rated by Niche. The school, which has a radiant orange and blue-colored facade, stretches to 84,242 square feet and stands on 17 acres of land. It’s named after an acclaimed writer and activist from the area, who was a United States Poet Laureate from 2015 to 2017. Herrera was the first Mexican American to be named a U.S. Poet Laureate. His namesake school puts a heavy emphasis on STEAM instruction and has a dual language immersion program in Spanish and English. Herrera Elementary is just down the road from Elizabeth Terronez Middle School, which receives a C grade from Niche. Terronez unveiled a new sidewalk mural in 2022, which was designed by students in conjunction with area artist Will Portis. The piece is a “working mural,” adorned with questions students can use to help resolve conflicts. Students then usually move up to Sunnyside High School, which earns a B Niche grade.

Basketball at Calwa Park
Just west down Church Avenue sits Calwa Park, offering nearby residents basketball courts, soccer fields, picnic areas and more. “There are lots of small, quaint neighborhood parks in many of the subdivisions,” Cate says. For any avid golfers considering moving to Cecile, Sunnyside Country Club is a private, members-only facility with a clubhouse, pool and an 18-hole course. Some of the country's most popular national parks are within day-trip distance from Cecile. Yosemite National Park sits less than 70 miles to the north, while Sequoia and Kings Canyon National Parks are around 50 miles to the east.

Shopping on East Kings Canyon Boulevard
There isn’t any retail directly within Cecile’s boundaries, but a one-mile drive north will take one to East Kings Canyon Boulevard, where there are grocery stores, pharmacies and restaurants. Shopping options include Walmart, Food Co. and WinCo Foods. There’s also both a Walgreens and Rite Aid along the stretch. Chain eateries there range from Domino’s to Panda Express, but a local landmark is just down the road, too: Castillo’s Mexican Food. Castillo’s opened in 1955 and has served generations of Fresnans in the decades since, patrons who keep coming back for an array of quality, authentic Mexican fare, like hearty menudo soup and crispy chimichangas. The portions are notably generous, too.
Residents of Cecile can easily walk to nearby retail centers.

Staying connected with the Golden State Highway
Cecile is located just east of the Golden State Highway. This artery connects the community to Downtown Fresno, about 6 miles to the north, making the community a convenient choice for those who work in that area. Bus lines run on Church Ave, helping some residents around who’d rather not drive, and a small handful of schools and stores are within walking or biking distance.
