Secluded residential community on the outskirts of Fresno

Separated from the rest of the city by Highway 99 and set about 8 miles from downtown, West Fresno is on the border of the more rural and agricultural communities surrounding Fresno. Since it’s more removed, the community feels much quieter and less crowded compared to more centrally located neighborhoods. “They just built a city college campus there, so there's a lot of development coming in,” says Joelle Jackson, a local Realtor with SME Real Estate. “But if you cross over the tracks, it feels very segmented.” Commercial spaces are sparse, with a scattering of local eateries, a handful of small food markets, and a range of cultural institutions, including the Sikh Temple Association of Fresno just north of the neighborhood. Locals can visit Roeding Park on the south end, which houses the Fresno Chaffee Zoo and two small amusement parks.

Neatly organized housing developments that range in age

West Fresno offers mostly bungalows and ranch-style homes from the late 20th century, with the oldest homes in the neighborhood lining the eastern edge and the newest homes sitting towards the west. Midcentury two-bedroom bungalows can sell for as little as $300,000, while similar homes with four bedrooms built in the 1990s can go for $400,000. 21st-century New Traditional-style multistory homes with attached gable-roofed garages, stone detailing and vertical siding sell for between $400,000 and $650,000. Newer master-planned communities are being built as the community grows, including the Collections at Westera in the neighborhood’s northwest corner. “There’s a lot of farmland that’s going to be developed,” Jackson says. “The new homes tend to have larger lots.” Many homes have grass-less dry brush front yards, while others feature lush foliage and mature maple trees lined with well-maintained sidewalks and truncated parallel streets.

Close proximity to Highway 99

Residents have easy access to Highway 99 along the neighborhood’s east border, which can take them 8 miles southwest to downtown Fresno. The Fresno Area Express (FAX) service has many bus stops clustered in the neighborhood’s eastern half, with routes running east into the city. The Fresno Yosemite International Airport is 14 miles east, while the Fresno Community Hospital is about 8 miles southeast.

After-school programs at Central Unified District Schools

Local kids may attend Addams Elementary School, rated C by Niche, or the C-plus-rated Glacier Point Middle, which offers a range of athletic programs, including swimming, golf and basketball. Students at the B-rated Central East High can join the Grizzden Central High EXLP After School Program, where they receive help with homework and enrichment classes on special topics like calligraphy, cinematography, driver's ed and robotics. The school’s campus includes an extensive aquatics complex, several baseball fields and tennis courts.

Local burger joints and limited grocery options

Though Fresno’s west side lacks retail and dining options compared to other parts of the city, locals can head to Weekend Dreams Burgers & Grill, which occasionally hosts guest spots from local vendors who serve specialty dishes like chili and barbeque plates. Alternatively, Al’s Café serves standard American fare and Mexican cuisine in a fast-casual atmosphere. Save Mart, one of a few grocery stores in the area, is located at the center of the community.

Attractions and walking trails at Roeding Park

West Fresno is home to Roeding Park, one of the area's largest regional parks spanning 90 acres, including the Fresno Chaffee Zoo and both the Storyland and Playland Amusement Parks. While the zoo and amusement park require ticketed entry, the park’s public amenities include tennis courts and a roller-skating rink. Visitors can walk along wide-paved trails through eucalyptus, cedar and redwood trees or picnic on Paradise Pond's banks, enjoying the sunny California weather. At the center of West Fresno, Jaswant Singh Kalhara Neighborhood Park features soccer fields, basketball courts and shaded playgrounds of different sizes for kids of all ages.

Special events at the Fresno Chaffee Zoo

The Fresno Chaffee Zoo, located just east of the neighborhood, hosts many events, including family-oriented educational exhibits like their annual Party for the Planet, an Earth Day celebration with kid-friendly games and activities. For locals aged 21 and over, the zoo’s Roar & Pour evening event features tastings from a dozen local breweries, wineries, and food trucks.
