One of Frisco's older neighborhoods, Starwood is a luxury gated community with 24/7 security guards. The established neighborhood has always stood out in Frisco for its large custom homes, highly-rated schools and access to business and entertainment districts. "It's pretty iconic. Some athletes and movie stars would purchase homes in that area for a while," says Jay Newton, a Realtor with Ebby Halliday Realty. "Now, it's still a great spot for anyone." All the amenities and luxury means living in Starwood comes at a premium, with the median home price over $1 million. "It's very exclusive," says Kelley Liu, a Managing Partner & Broker Associate at ERA Empower.

Custom stone and brick luxury homes
Behind the gated walls of Starwood are over 900 custom homes with trees and greenery lining the neighborhood's winding streets. A sprinkle of more modest brick homes on the northern edge of the area, across Stonebrook Parkway, cost between $450,000 and $600,000. Towering custom brick homes are more common in the area and typically range from $850,000 to over a million dollars, many with some acreage. "You'll see maybe more the Mediterranean style and stucco, you know, so there's a good mixture," says Kelley Liu, a managing partner and broker associate at ERA Empower who lived in Frisco for over 15 years. "But in Texas, we're more known for our bricks than stucco." The community HOA fees run approximately $300 a month. Frisco's property tax rate is higher than in Dallas, at about 1.7%. "It's always a shock when somebody is moving here from a state where they had really low property taxes, and they move here, and they're like, oh my gosh, my taxes are 15,000 a year," Mancil says. On the eastern edges of the neighborhood is a collection of townhouses that usually cost between $400,000 and $500,000.

Latest Hunt Middle School updates on HOWL TV
Starwood students start at Spears Elementary School, rated A by Niche. The school's PTA puts on a silent auction and Read-a-Thon fundraising events. Hunt Middle School, also rated A, is known for its HOWL News media program, which includes a school podcast, newsletter and HOWL TV for school news. Frisco High School receives an A-plus and, like many Frisco schools, is known for its athletics program. "We're a really big sports city that's focused on kids and their activities," Liu says. "Any sports, club or recreation league the kids want, they can participate in, and we don't have to drive far to find it."
Starwood students can begin their education at Spears Elementary, which is rated A by Niche.

Dozens of restaurants and shops at The Star
Starwood is just a few miles from many of Frisco's most popular shopping and dining centers, some even within walking distance. Just off the southwestern corner of the neighborhood, Lebanon/Legacy Shopping Mall is anchored by a Market Street grocery store. Shoppers can stop at Jenny's Donut, known for its sweet treats and kolaches. A few blocks away, The Star serves as a prominent commercial hub surrounding Ford Center, the practice stadium for the Dallas Cowboys. Among the dozens of eateries is Dee's Table, a two-story restaurant and bar patrons praise for its cocktails and the cowboy burger. Across the street, Tricky Fish serves seafood favorites—receiving high marks for the fish and chips. Nearby is Stonebriar Centre, an expansive shopping mall with department stores, a food court and dozens of shops. The mall even has KidZania, where children get an immersive experience in a play-city environment. "They can pretend to be a pilot, they can dress up and be a chef, the kids can just spend hours in there," Liu says.

HOA parks, community center and amenities
The neighborhood has several HOA amenities and facilities, including walking trails, a community pool and tennis courts. Parents and their children appreciate Starwood Playground, featuring multiple jungle gyms, swings and slides. Residents can walk along the paved trails through the mature trees and lush, wooded areas. The recently remodeled community center has a fitness facility, indoor sports courts and pools. To the north of Starwood is Big Bluestem Trail, a 2-mile trail that runs through the undeveloped parkland in Grand Park, which the city is working to develop with over 1,000 acres complete with playgrounds, a dog park, an amphitheater and a community hub.Frisco is sometimes known as SportsCity USA for the number of sports organizations and teams in the area. "We're really into sports here: Football with Ford Center right there, lots of volleyball clubs, swim clubs and tennis/pickleball courts," Liu says.

Access to Dallas North Tollway
Frisco is home to several major headquarters, including the PGA of America and T-Mobile, so Starwood's proximity to highways is a major perk for commuters. The neighborhood is nestled between three prominent roadways — Legacy Drive, Dallas North Tollway and Lebanon Road — and Dallas is about 30 miles south. High traffic is common during peak hours. DFW International Airport, the second largest airport in the country, is a 20-mile drive. Frisco is also home to several hospitals and medical facilities, including Baylor Scott and White Medical Center, less than 2 miles from Starwood.

The Starwood neighborhood is known for its community gatherings, including cookouts, children's playdates, and holiday celebrations. One of the most notable is Light Up Starwood, a Christmastime celebration with horse-drawn carriage rides and festive lights.

Starwood's CAP Index crime score is 5 out of 10, slightly above the national average of 4. Larceny is the highest rated offense, receiving an 8 out of 10. Starwood's location in North Texas makes it prone to hail, thunderstorms and tornadoes. While rare, the area can also see snow and freezing temperatures. "I've lived all over and experienced all kinds of weather, and when it freezes here, just stay where you are," Newton says.
