Only about 5 miles from the "Mountain Biking Capital" of Grand Junction, Fruitvale's 8,000 residents are close to canyon scenery along Interstate 70 and employment centers such as local hospitals and Colorado Mesa University. "It's a smaller, family oriented area where people take pride in their yards," says Roberta Seng, real estate agent at HomeSmart who has lived in Grand Junction for more than 11 years. "It's a good place for somebody with a vision to turn an older home into an amazing house."

The city’s architectural stock features Craftsman and New Traditional homes. Many properties have Mediterranean influences with brick, stone and stucco exteriors. Many homes are from the 1970s and 80s, while some Fruitvale subdivisions have construction from this decade. “Several pocket neighborhoods don't have an HOA,” Seng says. “These are mostly older homes with a vintage feel that the buyer can easily upgrade for a more modern appeal.” Properties closer to I-70 and the business loop may experience higher noise levels. The median single-family price is about $385,000, just under the nationwide median.

We are the world's 'mountain biking capital,'” Seng says. “My favorite thing about living here is getting to a hiking, biking or OHV (off-highway vehicle) trail in less than an hour.”
