A rapidly growing community, 40 miles from Houston
Fulshear has a rural heart, but it has rapidly become more suburban. “Years ago, there were just dirt roads, but it’s been growing exponentially. Especially in the last 10 years," says Tricia Turner, a local broker and the founder of Tricia Turner Group. The city went into hyperdrive after the Westpark Tollway was expanded into Fulshear in 2016, connecting its countryside to Katy, Richmond and Houston. It has grown so fast that its parks, schools and commerce are playing catch-up. Around 42,000 people live here — up by around 900% in a decade. “We moved here four or five years ago because we could get more space and house, and newer homes as well. We also wanted [our kids] to go to public schools and we knew they were growing here," says Melanie Airey, a Realtor with Berkshire Hathaway HomeServices Premier Properties.

Cross Creek Ranch is expanding west
Fulshear has a small base of original homes. "Most were single-family homes on a half-acre to 2-acre lots, with country ranch-style fencing," Turner says. "It wasn't until about 20 years ago that you got the neighborhood feel with more of a planned development." Fulbrook on Fulshear Creek is a luxury neighborhood modeling the city's original lifestyle — a small-town vibe with homes on upwards of an acre. The most popular new development is Cross Creek Ranch — a large master-planned community that's still expanding. "It's built on a lot of green space, it's got walking paths — something like 60 acres — lots of amenities, plenty of pools, and it has that nice feeling of space," says Airey, who lives there. Homebuyers can also find pure country living on 5 to 15 acres in Fulshear. The city's median home price is around $535,000, roughly 60% higher than the state's median.
Rapid development has taxed Fulshear's water infrastructure. The city is currently investing over $100 million into improvements, including adding new plants and water lines.
It's hot nearly half the year in Fulshear. Winters are short but relatively cold and wet. Parts of the city are prone to flooding and the last major hurricane to hit the area was Beryl in 2024.
The neighborhood of Cross Creek has several community centers available with pools and fitness areas.

Near the cities of Richmond and Katy
The city has expanded to the outskirts of Richmond and Katy and operates under two school districts. "Fulshear, in the main, is the Lamar Consolidated Independent School District. Some of it is Katy ISD. They've built three new elementary schools in the last couple of years, and they have plans for more including a new high school in the next couple of years," Airey says. Lamar ISD earns an A ranking from Niche, and Katy ISD earns an A-plus rating. There are nine colleges within 50 miles, including a branch of the University of Houston, 15 miles away in Katy.
Many high schoolers in the Fulshear neighborhood attend Fulshear High School.

Westpark Tollway changed things in Fulshear
"There's a lot of money in Fulshear, a lot of developers," Turner says. Many also commute to work in oil and gas industries outside the city. "That was one of the big needs of the Westpark Tollway expanding into Fulshear. Prior to the Westpark Tollway, there was only Interstate 10 — and traffic on I-10 was a nightmare." William P. Hobby Airport is around 40 miles away. There are at least six different houses of worship in Fulshear. The nearest hospitals are in Katy and Richmond.
Katy is the main shopping hub
Downtown Fulshear is a mix of local businesses and restaurants, but it's limited. Cross Creek Ranch has a commercial corridor that's still growing. Airey says most residents head into Katy for shopping.
Dozier's BBQ is a Fulshear staple with smoked meats and a grocery store.
Fulshear has a mix of local eateries and national chains near downtown.

New baseball fields at Primrose Park
Fulshear's city parks are few and far between. "It grew so fast there really wasn't a demand for it, and now there is," Turner says. "Getting people to donate land to build a park is a thing because land here is so expensive now." Currently, most parks are in master-planned communities for residents only. Fulshear's Parks and Recreation proposed building pedestrian pathways in its last master plan. Primrose Park, one of the few city parks, debuted new baseball fields in 2025.

Fulshear's community keeps it beautiful
The largest city event is a tree-lighting ceremony downtown in November. In spring and fall, there are semi-annual citywide cleanup projects.
Low crime rates in Fulshear
FBI data from 2023 shows that Fulshear's violent crime ratings were less than 1 per 1,000 people and its property crime ratings were 4.7 per 1,000 people. This was significantly lower than the national average, which averaged over 4 per 1,000 people and 21 per 1,000 in each respective category.
